We are currently seeking a Mobile Maintenance Technician to join our dynamic team. The Mobile Maintenance Technician is responsible for the operation and maintenance of all building equipment. The Mobile Maintenance Technician will assist Property Managers in maintaining the physical integrity of the properties assigned, ensuring a safe, secure, and comfortable working environment for tenants, visitors, and staff.

The purpose of this job description is to communicate the overall principles, key responsibilities and duties associated with the position of Mobile Maintenance Technician. Ciminelli Florida’s company philosophy requires that all employees contribute on a team basis for the purpose of overall company success. Essential Duties and Responsibilities (in no order of priority)
Conduct all business in accordance with Company policies and procedures, OSHA, ADA, Fair Housing Act, State, and Federal laws.
Responsible for the maintenance and operation of all building equipment to ensure the operation of equipment is within design capabilities and to achieve proper environmental conditions prescribed by the building management.
Operate and navigate the work order system on a smart phone device and computer desktop. Utilize the work order system for real time tracking of life safety, tenant service requests, preventative maintenance, and routine maintenance.
Maintain awareness of the condition of the properties assigned. Immediately initiate action to correct unsafe conditions such as broken steps, open holes, broken/burned out exterior lights, missing fire extinguishers.
Schedule and perform routine preventive maintenance on all appropriate equipment as directed by Property Managers/Facility Manager. Inspect and maintain all tools In excellent condition.
Ensure the performance of equipment with preventive maintenance as prescribed by manufacturer's recommendations and specifications.
Perform housekeeping functions to maintain the professional appearance of the entire property, equipment, engineering spaces, common areas, and tenant spaces.
Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
Review building operations, preventive maintenance, training, energy management, and equipment status on a frequent basis.
Maintain the building lighting system, including element and ballast repairs or replacements.
Other duties include moving furniture, fixtures, and office partitions, repairing locks, doors, hinges, furniture, and other miscellaneous items. The repair and painting of all types of surfaces, indoors and out. The monthly inspection of fire extinguishers and associated life, health & safety equipment. The performance of roof maintenance and minor roof repairs. Various building maintenance duties as assigned by property management.
Perform the following duties when applicable:
Operation, maintenance and repair of all boilers, heaters, pumps, valves, and lines used in the distribution of hot and chilled water.
Operation, maintenance and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature.
Operation, maintenance and repair of pumps, handling brines or other secondary refrigerating liquids, together with all valves and lines used in the system.
Operation, maintenance, and repair of all air compressors, together with distribution lines and all valves and devices for air control.
Operation, maintenance, and repair of all natural and manufactured gas distribution lines, including all valves and control devices.
Operation, maintenance, and repair of water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines, drains and water lines.
Operation, maintenance, and repair of all types of electrical motors and engines used to power pumps, compressors, and fans.
Operation, maintenance, and repair of sanitary sewer systems, including sump pumps, basins, toilets, urinals, and piping.
Maintenance and repair of trash compactors, including electrical and hydraulic systems.
Maintenance and repair of kitchen equipment.
Maintain proper operation during seasonal changes and recalibrate controls based upon weather conditions to assure energy efficient operations.
Maintain all equipment as required per preventive maintenance programs.
Life safety and security systems - equipment maintenance applicable in engineers' scope will be included.
Ensure awareness of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon.
Perform work area clean-up and safety-related duties.
Ensure that storage areas remain locked when not in use.
Equipment//Machinery/Tools
An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
Smart Phone - operation of the Corrigo maintenance program and general operation of the device including email, calendar/scheduling, placing, and receiving telephone calls, and text.
Computer - desktop computer, handheld computer, computerized building systems.
Hand Tools - Various wrenches, hammer, grips, saws, sledgehammer, snips, post hole diggers, etc.
Power Tools - Wrenches, grinders, sanders drills, saws, etc.
User-moved Aids - Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
Mechanical - Motors, pumps compressors, blowers, electric and hand power augers, etc.
Measuring - Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
Work Environment
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee may be outside in all weather conditions. However, the duties and responsibilities of Mobile Maintenance Technician may require periodic office work. The noise level in the work environment is usually moderate.

Education and/or Experience
Three to five years related experience and/or training; or equivalent combination of education and experience.
Language and Mathematical Skills
Ability to read, analyze and interpret general business periodicals, professional journals, blueprints, schematics, technical procedures, or governmental regulations. Ability to write repairs, business correspondence and procedure manuals. The employee should also be able to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rates, ratios, and percents. The employee should also be able to draw and interpret bar graphs.
Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
Driving/Traveling
Frequent need (33% to 66% of the time) to utilize personal and or company transportation to pick up replacement parts and supplies from vendors. Rotation 'on-call" status may occasionally require expedient travel to assigned property at moment’s notice. Pick up and deliveries to the Corporate Office. Must have valid driver's license and automobile insurance coverage.
Physical Demands
While performing the duties of Mobile Maintenance Technician, the employee is regularly required to handle, or feel objects, tools, or controls; reach with hands and arms; and talk and hear. The employee frequently is required to stand, walk, and sit. The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl; and smell.
The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job Include close vision, distance vision, color vision, and the ability to adjust focus.
