POSITION DESCRIPTION
A Senior Project Manager is a high-level PM construction professional responsible for managing all project activities on large ground up and complex tenant improvement construction projects. The Senior also plays a leadership role in the overall construction and management of multiple projects across multiple mid-level project managers. Oversight of multiple projects/ PMs including aiding in the initial development of the scope of work and job schedule, material orders and purchasing, coordination of subcontractors and suppliers, and completion of the work to the satisfaction of the client. This individual is the primary contact for the customer and is responsible for communicating company responsibilities to team members, establishing and controlling all project administration, collaborating with team members, and continual development of construction knowledge and compliance with established construction standards. This person will report to the executive leadership on the ongoing status of projects. The successful candidate must be comfortable interfacing with a team in a fast paced, dynamic, and challenging position/ environment. The Senior Project Manager performance is measured through KPI’s to contribute to the overall success of the company.

DUTIES AND RESPONSIBILITIES
LEADERSHIP AND DIRECTION
- Serve as senior point of contact with clients and design teams to assess expectations and objectives of the project and build a scope of work, budget, value engineering, deliverables and job schedule.
- Liaison between key customer and internal support groups. Work in partnership with all project managers, key suppliers, team members, and any applicable support personnel in promoting procedural adherence, problem solving activities and product/process improvements.
- Ability to oversee, teach and mentor upcoming project managers, project engineers and field superintendents. Assist in the evaluation, discipline, motivation and development of team members.
CONSTRUCTION OPERATIONS MANAGEMENT
- Provide general direction of work in progress to office and field supervision on multiple job sites and assist project superintendents regarding requests for information, drawings, project documentation, constructability, change control, etc. Identify, track, monitor, and communicate project-related issues, cost control issues, scope changes and roadblocks that may arise.
- Responsible for overall Management of all RFI’s, submittals, material selections and shop drawings from Subcontractors/ Suppliers to Owner/Architect.
REPORTING AND COMPLIANCE
- Maintain regular direct communication with Executive Leadership and Project Teams on project status of multiple projects.
- Responsible for processing and managing owner and subcontractor contracts/ change orders.
- Assist in Project Closeout, including punch list management and administration, Certificate of Completion, operating manuals, warranties and guarantees, backed up with digital copies and as-built drawings. Archive project files upon completion.
- Perform additional assignments per Manager's direction.
- Regional travel may be required.
QUALIFICATIONS AND SKILLS
- Strong leadership skills with 10+ years of professional commercial construction management experience with complete knowledge of complex building systems.
- Must read and comprehend all aspects of complex construction plans, specifications, material schedules, and related contract documents.
- Excellent organizational skills and organizational responsibility. Ability to build conceptual estimates, project schedules, compile line item budgets, and organize project lists quickly and efficiently.
- Eye for craftsmanship. Ability to put visual elements in words and provide feedback to Project Team.
- Savvy Computer skills: Microsoft Suite (Outlook, Word, Excel, Project) ProCore, Foundation
- Thorough understanding of the occupational hazards and safety precautions of the work.
- OSHA 30 Card / Valid Driver’s license.
- Must be a self-starting leader with an ability to wear multiple hats and motivate others
- Be articulate, communicative, and professional with excellent verbal and written communication skills when working with Project Team, Management, vendors, subcontractors and clients.
- Passionate about construction, process improvement, employee development, and introducing and utilizing technology in support of project execution.
- Ability to interpret and work from complex instructions, penciled plans and sketches, blueprints, scope of work documents, project estimates, change orders, and keep records and to prepare work reports.
- Ability to handle multiple projects and customers simultaneously; are required; punctuality and the ability to meet designated deadlines is critical.
- Candidate must maintain the highest level of confidentiality at all times and possess the ability to properly handle sensitive materials concerning the organization.
