The main responsibility of the Assistant Community Manager is to be a leader in customer service, resident retention, fiscal success, and daily operations. The Assistant Community Manager will strive to create the best beginning-to-end living experience at the property and ensures the highest standards of customer service are met while helping to oversee the daily operation, maintenance and curb appeal, and management of the community as a whole. All our properties are owner-managed and in Seattle or Bellevue.
Responsibilities:
- Support the building Community Manager in daily operations of the building.
- Address the concerns of current and prospective residents in a friendly and professional manner.
- Maintain positive resident relations through superior customer service. Reaffirm the sense of community and promote resident retention.
- Help set the standard on how Leasing Agents engage prospective and current residents, by training staff as necessary and modeling effective sales techniques.
- Tour and lease apartments as necessary.
- Assist with marketing efforts.
- Submit weekly and monthly reports on time.
- Lead rent collection efforts, specifically with delinquent residents. This may involve lease termination and legal action if necessary.
- Assist with PO and invoice processing.
- Assist in managing the property’s budget by making sound fiscal decisions to increase the net operating income of the community.
- Inspect apartments during move-in and move outs, walking apartments and the community as needed.
- Complete move out statements on time.
- MFTE affordable paperwork processing.
- Provide assistance during staffing deficiencies and emergencies.
- Fill the role of acting Community Manager when the Community Manager is absent.
- Other duties and responsibilities that may be assigned by the Community Manager.
Qualifications:
- REQUIRED 3+ years of experience in multi-family property management.
- REQUIRED High school diploma or equivalent.
- Good working knowledge of landlord-tenant laws.
- Compliance with all Fair Housing & Equal Housing Opportunity Requirements.
- Ability to communicate in a clear and professional manner.
- Ability to multi-task, prioritize duties, and meet deadlines.
- Strong customer service skills.
- Lease up experience.
- Proficiency at Microsoft Office Suite and ability to quickly learn other software applications.
- Must be able to maintain a regular schedule which may require working overtime, weekends, and non-traditional holidays.
