The Regional Maintenance Supervisor will be responsible for ensuring the completion of maintenance work on The Carolina' portfolio to include: Regular and preventative maintenance programs, Regular and preventative AC work, Emergency Preparation and response, and processing work orders and training janitorial and maintenance staff. The Regional Maintenance Manager will also facilitate special construction projects, as assigned, train and oversee performance of work considering: plumbing, electrical, carpentry, painting, landscaping, appliance repair, remodeling, HVAC, refrigeration, replacement flooring, glass and lock assemblies, have knowledge of landscape maintenance. This will also include safety training, monitoring safety requirements, OSHA regulation compliance, and overall safety environment.
Under general supervision of the Maintenance Director, the Regional Maintenance Manager will oversee the training of all maintenance/janitorial employees, will advice in allocating and recruitment, and assist with quick turn project and will focus on training and performance measurement of all Maintenance employees and supervisors in Las Vegas. This position required understanding of stocks of materials, pricing and dealing with vendors, professional training process, and to be a dynamic, organized and self-starter person.
General Duties:
- Prioritize service requests at base property or properties; establish and oversee daily work and schedules of regular maintenance work and special projects
- Follow up on assigned work orders, unit turns, special projects and Preventative Maintenance to ensure efficient and thorough completion
- Monitor and assist in completing work orders received by maintenance staff; recommend and implement improvements where appropriate
- Responsible for preparing standards for maintaining inventory of equipment, tools and supplies; conduct periodic checks to assist in arranging replenishment, as necessary
- Purchase and oversee purchase of supplies, equipment and services as necessary
- Consult with Property Management staff on any regular or unusual repairs requiring special attention; prepare written plan of action and or recommendations for major construction projects' resolutions
- Assist in the preparation of all maintenance related records required by the company and other regulatory agencies and financial partners
- Train and assist Property Managers and maintenance staff; monitor all training records and follow up with a periodical training plan
- Ability to conduct periodical performance review for all maintenance staff; assist with maintaining procedures in terms of write up and other disciplinary actions
- Assist in periodical inspections and inspection preparations for each property; inspect sites periodically for adherence to company maintenance and safety standards
- Manage maintenance repairs and preparation according to inspections; assist with scheduled quarterly unit inspections and preparation of properties for 3rd party inspections
- Make recommendations for contract services vendors and supervise contract maintenance workers when needed
- Train new maintenance staff technicians on operational, safety and emergency policies, procedures and practices; conduct on the job training of maintenance and janitorial staff
- Serve as role model for maintenance staff by following all company procedures and presenting a professional attitude, appearance and image
- Monitor all filing and paperwork, including but not limited to Yardi records, manuals, forms,annual inventories, equipment, maintenance, safety and postings and other requirements
- Provide budget information relating to long and short-term maintenance supply needs; look for areas to reduce operational costs for all Las Vegas properties
- Regularly attend and conduct training classes and seminars to stay and help the rest of Maintenance Staff abreast of new and improved methods of management of maintenance and maintaining apartment communities
- Participate in the interview process of maintenance and janitorial staff as needed
