West Seattle Corporate Center Building Engineer Job Description
This person will be responsible for:
- Tenant/Vendor issues. Must have strong written and verbal communication skills for tenant and vendor interaction
- Support the creation, review, and approval of maintenance procedures
- Resolution of facility-related maintenance issues.
- Ensure adherence to company safety policy and procedures
- Maintain building systems
Perform predictive and preventative maintenance on building systems, including:
- HVAC systems to include Air Handling Units, Heat Pumps, Cooling Towers, Pumps, VAVs and Controls.
- Water chemistry for HVAC systems
- Commercial Electrical equipment; specifically, 480/277V and 208/120V
- Building envelope and interior structural/architectural features which include roof, glazing, stone, and metal features
- Parking lot and concrete repairs
- Assist with ancillary building systems necessary to keep systems operating at peak performance with minimal downtime
- Receive direction from Chief Engineer, VP of Real Estate, and/or Property Manager
- Provide general building maintenance and perform routine maintenance tasks
- Maintain and coordinate ongoing vendor contracts, including elevators, HVAC, electronic security, and energy management system (EMS)
- Provide input/recommendations for annual budget and coordinate projects within budget parameters
- Ensure cleanliness at exterior sidewalks/entrances
- Relieve lobby attendant for restroom/lunch breaks
- Troubleshoot, evaluate and recommend upgrades
- Order parts and supplies for maintenance and repairs
- Respond to customer service requests in a timely manner
- Monitor service requests in work order management system
- Demonstrate exceptional customer service skills and maintain positive and professional working relationship with internal and external clients
- Respond to off hour emergency calls
- Work with vendors and contractors to oversee and ensure work meets company standards
- Perform other building management related activities as directed.
Required education, knowledge, and abilities:
- Must have demonstrated proficiency for all the responsibilities of a Lead Building Engineer
- High School diploma, general education degree (GED), or trade school certification required
- Three (3) years of experience in commercial or industrial environment with increasing responsibility for managing daily building operations required
- Working knowledge of Microsoft Office Suite – Word, Excel, Outlook
- Familiarity of what an EMS is and how it functions
- Ability to read blueprints/CAD drawing required
Job Type: Full-time
Pay: $35.00 - $43.00 per hour
Expected hours: 40 per week
