The Role:
As our Leasing/Compliance Coordinator, you'll play a vital role in promoting our community and ensuring a seamless leasing and compliance process for our residents. From being the first point of contact for prospects to tracking and processing annual recertifications, you'll be at the forefront of creating a welcoming and vibrant living environment for seniors.
Key Responsibilities:
- Utilize the leasing process from start to completion to sell the property effectively.
- Serve as the primary point of contact for prospective residents, providing exceptional customer service.
- Collaborate with the team to ensure the community is tour-ready and showcases its best features.
- Work with the Community Manager and corporate Compliance Department to assist in processing applications, help with County Housing programs, investor reports, property rent increases, training materials, data entry, and any clerical assistance as needed.
- Accurately review new applicant certification and resident annual recertification files to ensure proper procedures and documentation.
- Complete annual tax credit certifications.
- Promptly respond to compliance-related inquiries from on-site teams.
- Prepare and complete monthly, quarterly, and annual agency reports accurately and timely.
Qualifications:
- Minimum of 1 year of experience in leasing residential property.
- Minimum of 1 year of experience in LIHTC, preferred.
- Demonstrated ability to effectively sell the brand and communicate its value to prospective residents.
- Knowledge of marketing and advertising sources to attract potential residents.
- Experience with certifications, recertifications, assisting in catching up audit preparation, and corrections.
- Familiarity with affordable housing programs, regulatory compliance, and program layering such as LIHTC and HUD programs.
- In-depth knowledge of Fair Housing laws and regulations, including HUD 4350.3 and EIV.
- Familiarity with rent, income, and utility allowance adjustments and updates.
