RIO Real Estate is a fast-growing property management company that manages over 100 residential and commercial properties throughout the Denver-Metro. We are looking for a Property Manager that must be a hardworking, detail oriented, and extremely organized person, with a strong ability to manage conflict, be a creative problem solver, and lead a team of employees and vendors. Attention to detail is a must, along with the ability to learn quickly, stay organized, and adapt to a changing work environment.
Job Summary:
The Residential Property Manager will plan, direct, and/or coordinate the governance activities of the properties within their portfolio.
Supervisory Responsibilities:
· Coordinates the activities of their maintenance tech.
· Provides constructive and timely performance evaluations of tech.
Duties/Responsibilities:
· Manages and supervises the administration, improvement, maintenance, and general operations of residential properties.
· Designs, schedules, and coordinates general upkeep, major repairs, remodeling, or construction projects of the property.
· Collects rents or other operating expenses.
· Determine whether repairs and/or maintenance are needed based on regular inspections of the grounds, facilities, and equipment.
· Acts as the liaison between tenants and owners.
· Devises and implements marketing plans for vacant spaces.
· Enforces and imposes guidelines, rules, and regulations to tenants, visitors, and the community as outlined in lease agreements.
· Performs other related duties as assigned.
Required Skills/Abilities:
· A minimum of 2 years work experience as a residential property manager.
· Excellent verbal and written communication skills.
· Excellent interpersonal and customer service skills.
· Strong supervisory and leadership skills, with ability to train others.
· Basic understanding of the materials, methods, and tools used to construct and repair buildings and infrastructure of properties.
· Understanding of laws, guidelines, and best practices of property management.
· Proficient with Microsoft Office Suite or related software.
Education and Experience:
· Bachelor’s degree in Business Administration, Accounting, Real Estate, Finance, or related field preferred. High school or equivalent (Required)
· Two (2) years of related experience required.
Physical Requirements:
· Prolonged periods sitting at a desk and working on a computer.
· Must be able to lift up to 15 pounds at times.
Salary/Benefits:
· Salary: $58,000 - $68,000 depending on experience.
