Purpose
The Maintenance Technician (for Commercial and Industrial Properties) position is responsible for completing interior and exterior maintenance and repairs, including HVAC, plumbing, electrical and general building maintenance for company buildings and properties.

Essential Duties and Responsibilities*
- Performs assigned day-to-day repairs and maintenance to building HVAC, plumbing, electrical and general building systems.
- Responds to tenant requests as assigned to complete temperature and air flow adjustments on building automation systems.
- As assigned, perform scheduled preventive maintenance. This includes, but not limited to roof top units, unit heaters, radiant heating panels, hot water pumps and boilers.
- Receive and respond to tenant requests of mechanical or maintenance issues on their premises: communicate with department management about any work that requires outside assistance.
- Replace light fixtures, bulbs, and ballasts, and ceiling tiles as needed.
- Perform plumbing repairs and maintenance as assigned.
- Repair/replace door hardware, automated entrance and locking systems within tenant spaces.
- Respond to tenant request to investigate and to resolve tenant issues and concerns.
- Participate in routine testing fire protection; sprinkler and monitoring systems and other life safety systems within the structure.
- Performs other duties as assigned.
Working Conditions
- Open environment with a combination of both indoor (average 70%) and outdoor climate (average 30%), depending on construction project/site assigned. Varied exposure to environmental conditions related to the outdoors, including changes in temperature and humidity. Frequently exposed to electrical current, noise, fumes, odors, dust and dirt. Exposed to moving objects and occasionally exposed to heights via ladders, scaffolds, and roofs, as well as confined spaces.
- While primarily standing or walking, performs medium work, exerting up to 50 lbs. of force occasionally and/or up to 20 lbs. of force frequently to move objects. Uses both non-powered and powered tools.
- Frequent manual dexterity and multilimb coordination including handling, reaching, stooping, kneeling, crouching, crawling, turning, bending, and climbing ladders.
- While working independently or part of a team, performs a variety of routine duties within established policies and procedures or by referral to the supervisor’s guidelines. Work is periodically checked.
- Related travel to construction projects/sites is primarily local during the business day.
Qualifications
- Valid Pennsylvania driver’s license.
- High School diploma or general education degree (GED). Additional technical school or certificate training courses preferred.
- 5+ years of building maintenance experience. Experience and working knowledge in HVAC, electrical systems, and plumbing.
- Able to perform troubleshooting and analytical skills to complete job task.
- Ability to understand and carry out basic verbal and written correspondence, instructions, rules, and policies.
- Ability to perform basic arithmetic (addition, subtraction, multiplication, division) and use basic numerical concepts (whole numbers, percentages) to complete job tasks. And can make reasonable estimates of arithmetic results without a calculator.
- Vision includes acuity near and far, peripheral vision and depth perception.
- Basic computer experience necessary.

Pay: $26.00 - $28.00 per hour
