We are seeking a highly skilled and experienced Director of Facilities to oversee the maintenance and management of our facilities. The ideal candidate will have a strong background in facilities and maintenance management and excellent leadership and organizational skills. As the Director of Facilities, you will be responsible for ensuring our facilities' efficient operation and maintenance. This is a crucial leadership role within our organization.
Responsibilities:
- Develop and implement comprehensive facilities management strategies to ensure the smooth operation of our facilities
- Oversee the maintenance and repair of all equipment, systems, and infrastructure
- Supervise a team of maintenance technicians and other staff members, providing guidance, training, and support
- Manage budgets and resources effectively to optimize facility operations
- Ensure compliance with all safety regulations and standards
- Coordinate with external contractors and vendors for specialized repairs or projects
- Implement preventive maintenance programs to minimize downtime and maximize equipment lifespan
- Utilize computerized maintenance management systems (CMMS) to track work orders, inventory, and asset management
- Collaborate with other departments to support their facility-related needs
The successful candidate for this position will possess the skills and aptitude for the following tasks:
1. Develop a complete understanding of company policies and the Employee Handbook
2. Travel out of state; the travel expectancy is 50% with this position.
3. Inventory- identifying, cataloging, and procuring necessary materials used in maintenance operations.
4. Vendor Management and scheduling
5. Work order management and quality control/ have experience with mobile facilities plus
6. Organize routine maintenance and repairs.
7. Set up and supervise property renovations.
8. Allocate and estimate costs.
9. Instruct employees on proper safety precautions.
10. Ensure that all regulations and laws are followed.
11. Work with the Property Management Team to implement and execute general maintenance and PM programs, .
12. Set up regular service review meetings with property personnel and vendors to discuss performance and procedure
improvements.
13. Oversee all CAPEX and large-scale renovation projects. Building project scopes of work, drafting contracts, QC large-scale projects, and acting as construction manager- IE owners’ representation on large-scale projects/ new developments.
14. Implement OSHA safety, employee training, and ongoing education for all on-site facility team members.
15. Conduct regular site visits and property inspections to ensure all corporate policies and procedures are followed.
16. Create annual turnover program protocols and verify site readiness and compliance.
17. Manage the onboarding and training processes in allocated areas.
18. Have experience with HUD REAC/NSPIRE guidelines and or Certification.
19. Keep emergency procedures and equipment in good working order.
Position Requirements:
1. High school diploma or equivalent.
2. Ability to move/lift to 75 pounds as needed.
3. Speak, read, and write Basic English
4. May be required to meet specific certifications in the field.
5. Have experience in preparing annual maintenance budgets for multiple locations as well as knowledge in building annual Capital Improvement budgets and or recommendations.
6. knowledge of estimating software’s/Microsoft Office/ RealPage.
7. Minimum 5 years of experience in the field or related area
8. Should have direct knowledge of general building construction- IE framing/roofing/electrical/plumbing HVAC, boilers, plumbing, electrical, appliance repair, painting/sheetrock, floor covering/tile, pool cleaning, and repairs. (HVAC certification is required as it applies to any HVAC responsibilities) I also read and understand blueprints and can conduct a standard project takeoff.
9. Required to be on call as necessary.
10. Availability to work evenings and weekends according to the company's business needs.
11. Ability to travel to other states as needed; estimated travel associated with this position is 75%.
12. Knowledge of a variety of the field’s concepts, practices, and procedures
13. Requires a certain degree of creativity and latitude.
14. The candidate must be a self-starter and a team leader.
15. Have a valid driver’s license and reliable transportation to report to and from work.
16. Successfully pass both a criminal and drug screen testing
17. Working knowledge in project management is required
