POSITION: Director of Maintenance
STATUS: Full-time/Exempt
REPORTABILITY: Director of Operations
GENERAL SUMMARY: The Director of Maintenance is responsible for planning, performing and/or supervising maintenance and repair duties which assure the preservation and upkeep of building, equipment, grounds and guest space as well as the safety of building occupants, staff, and visitors. The Director of Maintenance coordinates and directs the maintenance and upkeep services of outside vendors performing work on Family House (FH) facilities. The Director of Maintenance supervises and directs Maintenance Associate(s). The Director of Maintenance provides support for Family House events and activities.
RESPONSIBILITIES:
Building and Grounds Maintenance

Maintains an awareness of the FH Guest Standards and applies them when the opportunity arises.

Performs and/or directs Maintenance Associate(s) who perform general maintenance repairs such as basic carpentry, flooring, minor plumbing and electrical, cleaning of filters as well as other related building, equipment and grounds maintenance and repairs.

Establishes strong working relationships and coordinates maintenance efforts with House Managers, Housekeeping Manager, Director of Finance and Operations, Director of Housing Services and others necessary to complete projects.

Coordinates health/safety efforts on behalf of our guests. For example: Legionella preventative maintenance and water testing, testing of emergency systems such as fire and security alarms, etc.

Assures permit requirements are met including back-flow preventers on the water system and elevator, diesel tank, burglar alarm, health department, construction etc.

Arranges for or conducts inspections of sprinkler system, fire alarms, fire extinguishers and hoses.
- Provides or oversees care of trees, lawns, and shrubbery; snow and ice removal.

Prioritizes daily maintenance activities and projects.

Manages the TELS system for emergent, preventative, and service maintenance.

Is available by cell phone to cover emergency and urgent situations and to facilitate reasonable communication with Family House staff 24/7 as needed.
Planning, Budgeting and Contract Management

Anticipates and budgets for facility maintenance requirements including general maintenance and repair.
- Supports planning, budgeting, and execution of capital expenditures and improvements.

Solicits bids from contractors and suppliers for various renovations and ongoing contracts related to maintenance and upkeep of the Houses.

Monitors contractor and suppliers to ensure their contractual obligations are being met and that maintenance and repair costs stay within budget.

Orders and delivers supplies and materials in a timely and cost-effective manner.

Manages the budget for maintenance of Houses.
Special Events and Other Duties

Leads planning for major event set-up/tear-down/transport of materials for Polo and other Family House activities as requested by supervisor and/or Executive Director.

Manages distribution of food pantry items to all Houses.

Maintain vehicles including inspections, registrations, and maintenance.

Completes special projects and other duties as assigned.
SPECIAL SKILLS AND ABILITIES REQUIRED:
-
Must be able to read and write in English and follow verbal and written instructions.
-
Demonstrates the ability to read simple blueprints.
-
Possesses the ability to safely handle and use common tools and to operate maintenance equipment.

Must also be available by cell phone to facilitate a reasonable communication capability with Family House staff 24/7.
KNOWLEDGE AND PRACTICAL EXPERIENCE REQUIRED:

High school diploma or equivalent and at least 4 years of maintenance experience (HVAC, electrical, carpentry and plumbing).

Must possess a valid PA driver's license and have no motor vehicle violations within the past 3 years; must be approved for coverage by organization's insurance carrier.
PHYSICAL REQUIREMENTS:

Ability to walk, stand and bend during an entire eight hour shift.

Must be able to lift, carry and/or transport up to 50 pounds frequently and up to 80 pounds occasionally.

Must have the ability to push, pull, bend, stoop and reach upward.
- Must have finger, hand and upper body dexterity to push, pull and move levers and equipment.
- Ability to position one's self in order to take care of emergency or urgent plant operations or handle maintenance situations.

Must tolerate exposure to varying temperatures.

Must be able to work indoors and outdoors.
-
Must be able to climb, including stairs and ladders up to 16 feet.
