Job Overview
The main responsibility of the Maintenance Technician is to execute all maintenance requests for Single-Family rental homes managed by Midwest Property Group. Details of this and other job responsibilities are listed below:
Job Responsibilities
- Service/Maintenance Requests:
- Receive and analyze all incoming maintenance requests with a main focus on Single-family homes
- Schedule with tenants and make repairs. Document all communication and work in the Property Management software.
- Schedule contractors as needed for specialty repairs and coordinate with tenants
- Escalate difficult maintenance issues to Project Manager
- Ensure the Property Management software is up-to-date and all maintenance tasks are scheduled
- Daily huddles at the office with the Property Manager to ensure streamlined communication between tenant and MWPG.
- Move Outs
- Execute the move-out process for tenants vacating the properties:
- Meet tenants at the property to conduct a walk through
- Assess damages caused by tenants, document and share with Property Manager
- Create a scope of work (to get the property rent ready) and share with Project Manager
- Receive keys from tenants and secure property with a lock box
- Rental Turns (Make Ready)
- Execute end of project checklist to make sure the property is in working order
- Meet municipality inspectors at the property
- Complete municipality inspection repairs as needed
- Other
- Apartments and Storage (as capacity allows):
- Help with overflow apartment and storage maintenance tasks
- Help with common ground cleaning and general maintenance (inside and outside)
- Work with Property Manager to get appropriate vendors scheduled as needed
- Help Property Manager move-in tenants as needed
- Approve bills for all subcontractors and vendors that you scheduled
Skills/Attributes Required
- Ability to problem solve and complete repairs

- Adequate in Microsoft Excel and Word
- Ability to quickly learn our Property Management software (Buildium)
- Ability to communicate via telephone, email, and text messaging
- Ability to effectively manage subcontractors and vendors

- Annual Salary: $50,000 - $55,000
