Maintenance Assistant
Pay Range - $28.00 - $30.00 per hour

JOB SUMMARY
Under the supervision of the Maintenance Director, this individual will be responsible for building maintenance. Must have knowledge of mechanical systems, electrical, plumbing, and building and floor maintenance including janitorial and/or ability to learn in a six month time period.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Perform building maintenance in resident apartments, as well as in common areas within and around the facility
- Respond to work orders promptly. Work orders may originate from a resident directly, fellow staff member, or management
- Outside grounds maintenance, which may include sweeping of parking lots and litter clean up
- Move furniture within the facility with the assistance of proper lifting/moving equipment as necessary
- Setup and breakdown for hosted special events
- Act as liaison between Maintenance Supervisor and subcontractors. Must be able to give clear instructions to afford subcontractors direct access to their workstation and/or work duties
- Provide courteous service to fellow staff members and to residents
- Keep Maintenance Supervisor informed of status of projects through completion
- Maintain a safe working environment through prevention of accidents, the preservation of equipment and the achievement of safe working practices
- Maintains a positive and professional demeanor toward residents, visitors, families and co- workers
- Perform other duties as assigned
QUALIFICATIONS
- Must be 18 years old
- Must have knowledge and physical energy to perform job duties listed
- Understand plumbing items such as sinks, faucets and toilets in order to perform repairs
- Ability to perform common maintenance tasks, such as change light bulbs, operate carpet shampooing machine, operate heating and air conditioner controls, etc.
- Fluent in speaking, reading and writing English
- Excellent time management and organizational skills
- Ability to prioritize and multitask
- Ability to respond effectively in an emergency or crisis situation
PHYSICAL REQUIREMENTS
This position requires the ability to bend, squat, stoop, climb, kneel, and stand on feet for extended periods of time, as well as the ability to lift and carry up to 50 pounds.
SPECIAL REQUIREMENTS
