We are seeking a reliable and experienced Live-In Residential Superintendent to oversee the daily operations and maintenance of our residential property. The ideal candidate will be organized, self-directed, and capable of making informed decisions, with excellent communication skills and technical expertise in various building systems. This is a 32BJ union position.
Key Responsibilities:
Technical Operations:
- Oversee and troubleshoot mechanical, electrical, HVAC, and plumbing systems.
- Develop and implement a preventive maintenance program.
- Ensure safe living conditions, including snow removal.
- Supervise contractor work.
- Maintain compliance with local codes and regulations.
- Prepare work orders.
Leadership and Staff Management:
- Supervise staff and ensure adherence to co-op policies.
- Train and coach staff to maintain high standards.
- Keep accurate attendance records.
- Foster a positive, professional work environment.
- Communicate effectively with shareholders and residents.
- Ensure proper staffing for all shifts.

Qualifications:

Certifications and Requirements:
- FDNY Certificate of Fitness (e.g., S-12 for Citywide Sprinkler Systems, S-13 for Standpipe Systems)
- Minimum of 5 years of experience in residential building management or a related field
