The Project Manager directs and coordinates all phases of construction from planning and design through construction and project closeout and ensures time frame targets and budgets are met.
Duties:
- Oversees the work of Construction Manager or General Contractor through on-site visits and regular owner, architect, contractor (OAC) meetings. Ensures work performed is according to approved plans and specifications.
- Oversees the selection of and contracting with project Architecture and Engineering (A&E) consultants. Coordinates the A&E team with appropriate user groups to ensure a thorough planning process.
- Assists in development of bid documents and participates in development of RFP documents. Participates in pre-bid walk through as requested and assists with questions from bidders.
- Reviews Requests for Information (RFI) and coordinates with A&E consultants.
- Coordinates with Purchasing with regard to Notice to Proceed. Monitors project schedule and budget to assure the project is on schedule and within budget.
- Accepts and reviews Change Order Requests. Authorizes Change Orders after consultation with the AVP FMC.
- Reviews contractor pay applications for appropriateness. Approves for payment following satisfactory review.
- Conducts inspections as appropriate and reviews project inspector reports.
- Oversees project closeout process including punch list, Beneficial Occupancy and Notice of Completion and performs related duties as assigned.
Qualifications
Required:
- Bachelor's degree in Architecture, Structural Engineering, Construction Management or a related field.
- Five years of experience managing design and construction management, including management of large and small new construction, renovation, repair and maintenance.
- Knowledge of sound management practices, discipline and team building.
- Knowledge of building codes and construction methods.
- Knowledge of and experience with construction management software.
- Time management skills to effectively manage multiple projects simultaneously.
- Skills to effectively communicate orally and in writing.
- Microsoft Office, specifically Word, Excel, and PowerPoint.
- Ability to analyze construction plans and specifications for projects.
- Ability to effectively interact with FMC team members, university community, outside consultants and contractors.
- Skills with and experienced in conflict management.
Desired:
Master's degree in Architecture, Engineering construction management or related field.
Seven years of project management experience in a higher education or university setting.
