Homes builds residential neighborhoods in the suburban Philadelphia, Lehigh Valley, and Berks County markets, and typically settles 125 – 150+ homes annually.
Responsibilities:
Site Work:
- Bid out and Contract for all Sitework
- Supervise Sitework contractors and subcontractors
- Achieve scheduling goals day-to-day and overall project schedule and timeline
- Quality Control of Site Improvements
- Verify compliance with site improvement contract specifications and requirements
- Day-to-day job site coordination and monitoring
- Attend pre-construction meetings with local agencies and municipalities
- Liaison with various Inspectors – Municipalities, Authorities, Conservation Districts, etc.
- Schedule and manage multiple trades - Sitework, Landscaping, Street Lights
- Subgrade verifications of roadways; attend proof roll and inspections
- Coordinate electric trenching and dry utility installation
- Compaction Testing coordination
- Verify quantity and quality of Subcontractor work.
- Facilitate dedication process with municipalities and sewer/water authorities
- Review and provide value engineering to Land Development Plans in progress
- Land Development Plan takeoff and estimating
Permitting:
- PADOT Permit work including pre-construction meeting and permit closeout
- Handicap ramp inspection and coordination for proper construction and sign off by authorities
- Traffic Signal scheduling and installation as well as coordination with subcontractor and authorities involved
- NPDES Permit monitoring and reporting including weekly VSIR reports
- Basin Conversions – coordination and planning for timely completion
- NOT paperwork to close out NPDES Permits
- Erosion Control Maintenance - Coordination with various contractors
- Coordinate Stormwater BMP installation, inspection, and signoff
Utilities and Miscellaneous:
- Coordinate utility pole relocations with multiple agencies
- Coordinate temporary utilities to houses under construction including temp water meters for hydrant's
- Coordinate with Houseline superintendents across all projects.
- Coordinate and supervise entrance feature installations
- Coordinate community mailbox area construction
- Respond to neighbor and resident complaints at job sites
- Marketing related improvements including berms and landscaping
- Review and provide input during the design process to include construction sequence review
- Contractor Scope - review and input
Minimum Required Qualifications:
- 5-7 years related work experience in general site contracting, Construction Management or related field
- Bachelor’s Degree Preferred
- Equivalent combination of the above
- Proficient with Microsoft Excel and Outlook
Desired Specialized Qualifications:
- Background in site construction, inspections, civil engineering
- Knowledge of all aspects of site improvements, utility installation and stormwater management design and installation
- Familiarity with County, State and Federal Agency permitting
- Familiarity with public utilities
- Prior experience as Project Manager, Superintendent or Foreman Directing jobsite activity from startup to final completion
- Experience with Bluebeam Software
- Experience with Microsoft Office 365 and MS Project.
Position Requirements:
- Must be able to sit at desk and work on computer for a minimum of six hours daily
- Must be able to lift a minimum of 50 pounds
- Must be able to walk a minimum of a 1,000 feet over uneven terrain.
- Must have a valid Driver’s License
Job Type: Full-time
Pay: $110,000.00 - $130,000.00 per year
