The owner of two premier retail, restaurant and entertainment developments located in the heart of the Las Vegas Strip seeks an experienced Property Manager. The position presents an opportunity to join an established, dynamic and growing real estate group that is a national leader in developing, owning and operating “retail-tainment” projects, with successful properties in gateway cities Las Vegas, Miami, New York City, Orlando and Los Angeles.
SUMMARY:
The Property Manager will work closely with and be supported by facility maintenance, accounting, asset management, and design/construction teams and will be responsible for the onsite management and operations of the following two large scale commercial properties:
Project 63 (www.63leasing.com): a new 230,000 sf building in the middle of the “City Center” campus, a $9 billion development by MGM Resorts International which includes the Shops at Crystals and is integrated into the Aria and Cosmopolitan resorts. The development is halfway leased, flagship tenants include Ocean Prime, Museum of Illusions, Ariat, ARTE digital art museum, Welcome to Las Vegas retail store, and additional flagship tenant leases are being currently negotiated.
Harmon Corner (www.harmoncorner.com): directly across the Strip from Project 63, at the intersection of Las Vegas Blvd and Harmon Ave., Harmon Corner opened in 2012 and is a three level 110,000 sf building on two acres, featuring the iconic 300 ft long 60 foot tall programmable sign and enclosed shops and restaurants, including Bubba Gump Shrimp, Rainforest Café, Sugar Factory, and the world’s highest volume Taco Bell Cantina. The project will soon embark on a renovation which will include the construction of a new marketplace at street level.
Both projects are within a short walking distance from Bellagio, Paris, MGM Grand, Caesars Palace and other famous hotels on the Strip.
RESPONSIBILITIES:
- Develop and maintain positive tenant relations
- Review tenant leases and create and maintain lease abstracts
- Track progress for new tenant construction projects
- Perform lease analyses
- Oversee the physical operation and maintenance of the centers
- On-site presence daily to inspect condition, provide direction to general contractors performing tenant buildouts, and oversee property employees
- Respond to requests from tenants, vendors and partners
- Routinely monitor and discuss with the asset manager the financial and physical health of the properties
- Read, interpret, and negotiate contracts with vendors and third-party service companies
- Assist the asset manager in preparing annual operating budgets and income projections, including analysis of monthly expenses, cost allocations, and operational efficiencies
- Monitor critical dates in the lease portfolio (rent commencements, expirations, renewals, tax deadlines, etc.)
- Communicate high standards for property performance, operations, and facility maintenance and ensure understanding by relevant parties
- Verify billing dates and coverage for active insurance policies and COIs required by tenants
- Resolve issues with commercial tenants, vendors, and contractors, while communicating with the asset manager on major concerns and liability matters
- Develop written policies and procedures relating to tenant communications and site management
- Full management responsibility for property employees, including performance, adherence to company policies and procedures, training and development, wage and hour compliance, etc.
- Oversee and work with the facility maintenance team to ensure property condition is acceptable at all times
- Other property management-related duties, as assigned by the asset manager
REQUIREMENTS:
· Minimum of seven years’ experience in a real estate management role, with at least three years in commercial retail property management
· Bachelor’s degree or work equivalent
· Proficient at lease analysis
· Financially savvy, able to create and manage budgets, CAMs, expenses, etc.
· Understands lease provisions and key metrics
· Proficient in negotiation and contract/lease management
· Strong sense of responsibility and excellent judgment
· Effective interpersonal, relationship building, and command skills
· Outstanding written and verbal communication skills
· Highly organized with excellent time management
· Able to thrive in a fast-paced, deadline-driven environment
