SUMMARY:
Provides routine and preventative maintenance and repairs to equipment, machinery, and facilities. Installs, lubricates, and repairs equipment, machinery, and systems throughout the Marywood campus. Performs general carpentry, plumbing, and building/equipment repair duties.
ESSENTIAL FUNCTIONS:
· Performs scheduled and unscheduled maintenance. Installs, lubricates, and repairs equipment, demonstrating good stewardship and safe use of materials, solutions, and OSHA safety best practices.
· Performs basic HVAC preventative maintenance, e.g., replacing of filters, etc.
· Works from verbal and written communications, sketches, drawings, and manufacturer’s specifications.
· Inspects and identifies equipment or machines in need of repair and offers solutions.
· Troubleshoots issues to determine necessary repairs.
· Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, repairing doors, and other building fixtures.
· Constructs, alters, and makes repairs, using skills in plumbing, carpentry, masonry, basic refrigeration, and electricity. Maintains and operates various equipment, domestic utility systems, and related building equipment and machinery.
· Operates snow and ice removal equipment.
· Assists in maintenance of grounds and parking lots.
· Uses necessary tools, machines, and equipment pertinent to the work performed.
· Demonstrates safe work methods by remaining familiar with safety procedures and applicable codes and standards.
· Carries phone for emergency availability, generally for a week once a month. Responds to calls in a timely manner.
· Consistently maintains all work areas in a safe and orderly manner.
· Demonstrates a positive, courteous, and helpful attitude towards Sisters, visitors, and co-workers within and outside the department.
· Must be able to function independently as well as with a team and be willing to receive direction, feedback and demonstrate the ability to learn and apply new knowledge.
· Accesses, inputs, and retrieves information from various electronic devices.
· Performs basic math calculations with accuracy.
· Requires independent thinking and judgment to determine which alternatives to use.
· Requires the ability to be understood and to understand a wide range of internal and external communications, including, but not limited to, Sister residents, co-workers, support services, and outside contractors.
· Efficiently works in a steady, fast-paced environment, being highly adaptable, taking on new work orders on short notice, meeting tight deadlines, and multi-tasking.
QUALIFICATIONS:
· Above average manual dexterity and skills.
· Ability to safely operate hand and power tools.
· Related job experience.
· Must possess a valid State of Michigan driver’s license.
PHYSICAL REQUIREMENTS:
· Frequent physical exertion, i.e., frequent heavy lifting up to 60lbs, climbing, carrying supplies, walking throughout the buildings and grounds, occasionally working on ladders.
· Prolonged periods standing and walking.
· Must be physically able to climb ladders, bend, or crawl into awkward spaces.
· Must be physically able to operate power equipment.
· Must be able to work in a variety of temperature and weather conditions for prolonged periods of time.
JOB HAZARDS:
· Works around potentially dangerous hazards such as, high voltage, mechanical equipment and heights.
· Potential hazards include strains, electrocution, burns and cuts.
