ORB Management is a consultatory advisor for large capital investments for clients and their facilities that serves as Owner’s Representative. ORB guides clients from idea inception through facility operation, utilizing detailed planning, design, and construction processes. With heavy experience in non-profit and for-profit clients, along with facility types that range from corporate office facilities, detailed warehousing and manufacturing processes, post-secondary education, medical facilities, and beyond, ORB prides themselves at guiding clients through a variety of navigations from specialty financing, consultant selection, design, construction, operations, and more.

Your Role
Your primary function is to carry out all duties acting on behalf of the Owners for Capital Project planning. You will advocate and lead your Owners and Team, as you work to turn the vision and goals for their facilities into reality. You will bring your industry expertise to represent their best interests, along with the organizations interests, throughout all phases of the project from ideation through closeout, with an emphasis on planning phase and general oversight. You will coach and oversee Project Team in project sequencing to maximize efficiency and effectiveness.
Your Team
You will act on the Owner’s behalf, always representing their best interests to achieve their objectives and goals. You will work collaboratively with, and lead, personnel of all levels across different organizations to deliver the client’s vision in a top-quality project on design, schedule, financing, and budget.
Essential Functions by Phase:
1. Develop and maintain client relationships that uphold and promote positive company image. This includes prospect analysis along with procurement process for proposals to include team, content, and fee.
2. Lead project personnel (internal), including Project Manager and Project Cost Manager to lead and oversee projects.
3. Collaborate with Project Team to determine and define the scope of work and deliverables that align with the Owner’s aspirations for the project by ORB’s corporate values.
4. Has “Process Accountability” for successful implementation of entire project team including outside vendors and partners.
a. Responsible for projects operating according to schedule, budget constraints, and in support of high-level business objectives.
5. Planning Phase Duties – Responsible for the project processes from initial conversations through design completion
a. Act as “Wayfinder” for Owners utilizing active listening to ask discovery questions to lead to concise needs of a project.
b. Provide project leadership by functioning as the Owner’s single point of contact during interaction with all parties involved in the project during this phase.
c. Ensure a reasonable, realistic, budget is developed and maintained. Make sure that the budget is well managed without compromising the quality or integrity of the project.
d. Confirm the project aligns with the Owner’s requirements, budget, schedule, and any regulatory agencies guidelines.
e. Develop and implement a Milestone Activity Schedule for managing all Project tasks.
f. Maximize the value of the Owner’s investment by recognizing where inherent risks exist, and appropriately manage and mitigate those risks.
g. Assist with financial feasibility services including financing strategies, phasing plans, and cost/schedule implications.
h. Assist with collecting existing Property and due diligence information or efforts required by the project including but not limited to entitlement process, economic incentives, preliminary development plan review/input, preliminary building department review/input, etc.
i. Provide overall advice and consultation for the entire development process including but not limited to; design, intent, resources, value engineering, scope of work, cost estimating, professional services, contractor qualification, scheduling, construction and building management.
j. Determine capital requirements for the project process and lead obtaining such funds
6. Design Phase Duties – Responsible for the project processes from contract award through design completion in a transitional capacity. Successful transition in this phase to Project Manager who will manage the needs of the Owner and project for the duration of the project.
a. Transition the main point of contact to the Project Manager for the project partners from the design phase through the construction/warranty/closeout and occupancy phase providing consistent and frequent communication. Stay informed on project updates by the Project Manager and key stakeholders, regarding project progress, schedule, and budget throughout the duration of the project.
b. Assist with the selection and contracting of the construction team. Providing input on the Contractor’s construction contract.
c. Review and provide recommendations of design documents during development for constructability, conformance to budget limitations and value.
d. Collaborate with Project Team to determine and define the scope of work and deliverables that align with the Owner’s aspirations for the project by ORB’s corporate values.
e. Actively evaluate and ask questions to identify gaps, shortfalls, overruns, or misses within a project and learn how to implement timely corrective action.
f. Participate in pricing review meetings to ensure scopes and budgets align with the Owner’s needs. This includes actively evaluating and asking questions to assist in identifying gaps, shortfalls, overruns, or misses within a project. Also includes providing recommendations on value engineering factors related to costs, alternative designs, materials, or systems that would maintain the integrity of the Project Program.
g. Provide recommendations on site logistics and phasing plans for proposed construction activities to A/E and Contractor to factor in the needs of the Owner’s ongoing activities.
_ 7. Construction/Warranty/Closeout and Occupancy Duties _– Oversee the Project Team during this phase through closeout. Ultimately keeps tabs on the project performance and Owner satisfaction.

About Your Qualifications
· 10+ years of relevant experience in the Design/Construction industry (or similar experience)
· Knowledge of building planning, design, and construction processes
· Degree from an accredited four-year college or university in a related field (i.e., Architecture, Construction Management/Engineering, Real Estate Development) or similar experience
· Proficient Computer Skills (Microsoft Office, PDF, other Software’s)
· Knowledge of civic processes and/or real estate banking (preferred)
· Financial Acumen – Managing budgets, project based profit and loss, balance sheet, forecasting, and capital stack alignment
