Job Summary
Co-supervises maintenance staff (along with property manager) in accordance with property guidelines, policies and procedures. Assists with jobs as needed, sets schedules, manages personnel matters and undertakes all work in a competent, professional and effective manner. Serves as on-call maintenance technician providing evening, weekend and holiday service as scheduled.
Property Summary
Located in the walkable Fairlington neighborhood of Alexandria, The Waypoint is a residential community featuring studio, one, two, and three bedroom apartments. Residents will enjoy classic and contemporary style, spacious layouts, and amenities in an ideal location near dining and retail options as well as local schools.
Essential Functions
- Manages the day-to-day tasks of the maintenance staff including training, scheduling and coaching.
- Report all potential problems with residents and buildings to Property Manager or other appropriate staff.
- Complete reports on accomplished maintenance work.
- Acquire necessary parts for all repairs.
- Carry a cell phone at all times.
- Perform other duties as assigned.
Plumbing
- Repair leaky faucets, disposals and diverters.
- Replace sinks, tubs, commodes, lavatory waste lines and clogged supply/drain lines.
- Locate and repair leaks in hot or cold water supply lines.
- Troubleshoot routine issues before calling expert vendors.
- Cut, prepare and solder any repairs as necessary.
- Repair/replace parts in resident bathrooms and kitchens.
- Replace defective angle stops or supply line valves at each fixture.
- Diagnose boiler systems to determine probable cause of lack of hot water.
- Light hot water heaters or boilers.
- Determine if circulating pumps are working and complete preventive blow down program.
- Cut off water to each building when necessary.
- Familiar with location and operation of valves on apartment gas lines.
- Install appliances such as water heaters.
Carpentry and General Repair
- Make minor carpentry repairs.
- Replace broken window glass; repair shower and patio doors.
- Install acoustic tile and drop ceilings.
- Repair plaster and hang / finish drywall.
- Repair small areas of concrete.
- Install and repair drapery rods and hang blinds.
- Clean and adjust pilot lights on ranges and heating units.
Electrical
- Change light fixtures, outlets, switches.
- Disconnect/reconnect appliances, replace heating elements in ranges and water heaters.
- Perform appliance and small motor repair.
- Use amp probe and perform trouble shooting duties.
- Consult with electrician and perform routine repairs.
- Know location of power disconnects to air conditioning pumps and motors.
- Perform electrical troubleshooting of heating and air conditioning equipment.
HVAC
- Determine cause of disruption for heat, hot water and AC; make needed repairs
- Keep condensate drains open on each unit.
- Cut off the power to HVAC equipment.
- Treat condensate pans under evaporator coils with algae tablets on a regular basis.
- Install new HVAC units
Required Education, Certifications/ Licenses, Related Experience
Skills and Experience
- At least 5 years’ experience diagnosing and fixing maintenance problems with HVAC, plumbing, and other maintenance related fields.
- Able to perform maintenance tasks for multi-unit housing.
- Must possess knowledge regarding concrete and masonry repair.
- Must be able to make minor carpentry repairs.
- Knowledge of interior and exterior painting, including textured walls and ceilings.
- Must have a general knowledge of apartment wiring.
- Must possess excellent interpersonal skills and be a team player.
- Able to submit timecards electronically using a smart phone or computer.
- Able to check and respond to email using a smart phone or computer.
Education and Certifications
- Diploma or GED is preferred but not required.
- Maintenance certifications desired, including HVAC.
- Bilingual preferred (English and Spanish preferred)
Physical Job Requirements
- This position requires the ability to move about the property most of the time.
- This position requires occasional operation of a motor vehicle (car, truck, van)
- This person in this role must be able to crawl and crouch down more than half the time.
- The person in this position must be able to regularly maneuver (lift, move, carry, slide, etc.) 40 – 75 lbs.
- This position operates machinery and/or equipment requiring the constant use of hands/fingers/wrists (power or hand operated tools, filing, etc.) more than half the time.
- This position is exposed to hazard/chemical materials required to perform maintenance at least half the time.
- This position is exposed to outdoor weather conditions at least half the time
- This position must be able to identify and distinguish between colors all the time.
- This position requires the ability to safely operate and climb ladders, and the ability to navigate heights, crawl spaces, and attics.

- This position may travel between site locations up to 30% of the time
