Position Overview
We are seeking a dedicated and experienced Property Manager to oversee the operations of our Low-Income Housing Tax Credit (LIHTC) property. The Property Manager will be responsible for ensuring the property is managed and maintained in compliance with LIHTC regulations and other applicable housing laws. The ideal candidate will have strong organizational skills, a commitment to providing excellent customer service to residents, and the ability to manage day-to-day property operations effectively.
Key Responsibilities
- Property Operations:
- Oversee daily operations of the property, ensuring it is well-maintained and safe.
- Manage the maintenance staff and ensure timely resolution of maintenance requests.
- Conduct regular property inspections to identify and address issues promptly.
- Compliance:
- Ensure compliance with all LIHTC program requirements and other federal, state, and local regulations.
- Maintain accurate and up-to-date records, including tenant files and compliance reports.
- Conduct regular audits of resident files to ensure ongoing compliance.
- Tenant Relations:
- Handle all aspects of tenant relations, including leasing, renewals, and resolving resident issues.
- Conduct tenant interviews and background checks to ensure eligibility for LIHTC housing.
- Organize and participate in community events and resident meetings.
- Financial Management:
- Help prepare and manage the property’s budget, ensuring financial goals are met.
- Collect rent and manage accounts receivable, ensuring timely payments.
- Work with accounting staff to ensure accurate financial reporting and compliance with LIHTC financial guidelines.
- Marketing and Leasing:
- Maintain occupancy levels by actively managing the leasing process, including showing units and processing applications.
Qualifications
- Education: High School Diploma or equivalent
- Experience: Minimum of 2-5 years of property management experience, with specific experience managing LIHTC or HUD properties preferred but not required.
Skills
- Strong knowledge of LIHTC regulations and compliance requirements.
- Excellent organizational and time management skills.
- Strong communication and interpersonal skills.
- Proficient in property management software and Microsoft Office Suite.
- Ability to handle difficult situations and resolve conflicts effectively.
- Proficiency with Microsoft products: Word, Excel, Outlook & SharePoint
- Yardi and PayScan experience preferred but not required
Working Conditions
- Primarily office-based with regular property site visits.
- May require occasional evening or weekend work for resident meetings or emergency situations.
- Ability to respond to after-hours emergencies as needed.
