Job Summary:

With over 40 years of industry expertise, we're in search of a talented Assistant Asset/Project Manager to join our team. Specializing in value-add commercial and residential real estate, along with development, you'll play a crucial role in supporting our partner and asset managers.
In this role, you'll assist in overseeing a diverse portfolio,
spanning from creative office and flex buildings to smaller urban apartments.
Your contributions will help drive value-add renovations, manage joint venture
developments for small apartment projects, and aid in the development of ADUs.

Potential Tasks and Responsibilities:
Marketing and Leasing:
- Update websites and blogs, managing content, leasing availabilities, and floor plans.
- Prepare and review marketing materials for rental properties, including apartments, industrial spaces, and creative offices.
- Manage apartment listings across various platforms, ensuring accuracy and appeal.
- Conduct research on real estate comps, inventory, and absorption to determine rental rates.
- Coordinate photography, promotions, and virtual staging for marketing materials.
- Implement and oversee remote leasing platforms when applicable.
- Review marketing and rental listings created by third-party managers and agents.
- Develop expertise in renting challenging apartment units.
- Inspect apartments for curb appeal and readiness for rent.
- Prepare marketing material to support fundraising activities.
Design:
- Identify desirable features to enhance the value of apartment units.
- Utilize creative flair for interior and exterior design in renovating or developing apartment units and smaller complexes.
- Participate in planning and preparing project plans for value-add acquisition opportunities.
Renovation and Development:
- Schedule and coordinate vendors for apartment renovations and repairs, ensuring timely completion.
- Handle zoning issues by coordinating with cities and consultants as needed.
- Maintain vendor relationships to ensure task completion.
- Prepare plan notes, work orders, and construction contracts.
- Collaborate with architects and engineers on design and permit processing.
- Manage project budgets and schedules.
- Assist in the analysis of potential real estate investments or acquisitions.
Asset Management:
- Approve and set rents.
- Approve management repair expenses above a threshold.
- Assist in creating and implementing business plans.
- Provide regular oversight of management company performance.
- Set annual budgets and analyze variances and performance.
- Oversee inspections and property management completion of maintenance recommendations.
- Coordinate capital improvements with the construction department.
- Monitor collections and delinquency.
Acquisitions:
- Call and solicit developers for new construction projects.
- Maintain a list of potential deals.
- Prepare sales packages and document rooms.
- Work with brokers on buying and selling properties.
- Negotiate purchase agreements.
- Analyze deals and prepare proforma.
Job Qualifications:
- Proficiency in Microsoft Office Suite, QuickBooks, Yardi, PowerPoint, and WordPress.
- Demonstrated skills in project and asset management and acquisitions.
- Proven ability to drive ideas to completion.
- Background and flair for marketing and interior design.
- Willingness to learn with potential for growth into partnership or equity positions.
- Renovation or development experience is a plus.
- Desire to learn and progress, with training and mentoring opportunities available.
- Must have a car for site visits.
