Overview:
The Regional Sales and Marketing Specialist (SMS) collaborates with the Property Marketing Team to enhance sales and marketing performance, optimizing rental revenue, occupancy, traffic, leasing, and resident experience. Responsibilities include implementing, maintaining, and monitoring various marketing projects and plans, such as promotions, branding materials, digital components, and event coordination. This role manages multiple projects simultaneously, meeting demanding deadlines critical to the success of Buckingham's diverse portfolio.
Qualifications:
Training/Education

Experience in an industry related role preferred

College degree in Marketing, Sales, Communications, Public Relations a plus.
Experience/Skills
- Onsite experience for a real estate multi-family company preferred; experience with student properties, third party management, pre-development and/or lease up a plus.

Familiarity with Microsoft Office Suite, Yardi Systems, reputation management software, Canva and Google Suite preferred.

Proficient in analyzing and optimizing the customer journey throughout the sales process.

Strong ability to maintain brand standards, enhance customer experiences, manage large-scale opportunities within budget, and evaluate advertising ROI.

Skilled in social media tools and strategy across all networks.
Responsibilities:
The Regional Sales and Marketing Specialist’s responsibilities include but are not limited to:
Sales Strategy and Analysis:

Collaborate with the Director, Sales & Marketing, and property teams to develop customized sales strategies and marketing plans for all properties in the region/portfolio.

Analyze property sales performance data (e.g., website traffic, incoming traffic, advertising ROI) to enhance traffic volumes, conversions, and leases.

Conduct market and competition analysis, including rental evaluations, signage, advertising, and curb appeal assessments.
Team Development and Training:

Mentor and coach on-site team members to improve sales performance and assist with company-wide sales, marketing, and customer service training initiatives.

Maintain a working knowledge of Buckingham’s product features, functionality, and benefits and be able to share that knowledge through training opportunities.
Marketing Execution:

Support budget creation, expense tracking, and execution of the Property Marketing Team’s operating plan, ensuring alignment with business objectives.

Oversee marketing deliverables, such as print collateral, signage, and property websites, ensuring quality content and adherence to fair housing and brand standards.

Manage online reputation and develop sales-driven marketing events, promotions, social media content calendars, and email marketing campaigns.

Assist with marketing oversight during transitions, such as new developments, acquisitions, and dispositions.
Operational Support:

Handle marketing-related help desk requests

Lead by example and lease when necessary.
