Position: Maintenance Specialist-Whitley Crossings (WCNC)
Location: All WCNC-owned or leased properties
Hours: 8:00-5:00 M-F (includes occasional weekend/holiday work due to emergencies)
Starting Salary Range: $18-22/Hour
JOB SUMMARY
The Maintenance Specialist is responsible for providing maintenance services for Brightpoint's Whitley Crossings Neighborhood Corporation, which is the Community Housing Development Organization (CHDO). WCNC's properties are currently located in Columbia City.
JOB DUTIES

1. Oversee maintenance for all WCNC properties.

2. Work flexible hours, including evenings, weekends, and holidays. Be prepared to respond promptly to emergency maintenance requests, such as plumbing leaks, electrical issues, or HVAC failures.

3. Manage work orders, perform repairs, and liaise with contractors.

4. Conduct general maintenance and upkeep of company vehicles.

5. Maintain documentation such as purchase orders, receipts, and maintenance requests.

6. Assist with landscaping and lawn care tasks, including mowing, leaf removal, and snow removal.

7. Perform household appliance repairs.

8. Assemble, purchase, and transport equipment and supplies.

9. Inspect plumbing and HVAC systems on a regularly scheduled basis.

10. Adhere to agency policies, procedures, and safety regulations.

11. Maintain open communication with residents and WCNC management regarding maintenance schedules, repairs, and any disruptions.
- 12. Attend and positively participate at all meetings, in Brightpoint improvement processes, and professional development trainings.

13. Adhere to Brightpoint personnel policies, EEO/AA requirements, fiscal procedures, and all other workplace rules/guidelines.

14. Maintain compliance and accountability requirements to local, state, and federal agencies.
SKILLS AND QUALIFICATIONS

1. High school diploma/GED with 5+ years of maintenance experience.

2. Familiarity with property management software for work order tracking, inventory management, and reporting.
- 3. Proficient in at least five of the following: hydraulics, electronics, pneumatics, HVAC, commercial appliances, motorized equipment, tools, plumbing, or landscaping.

4. Experience coordinating with external contractors and vendors repairs or renovations.
- 5. Knowledge of OSHA and Fair Housing regulations.

6. Physically capable of lifting heavy equipment, climbing ladders, and moving around various properties.

7. Prepared to work outdoors in all weather conditions including extreme heat, cold, and rain.
- 8. Ability to drive and transport equipment.

9. A valid driver's license is required for transporting equipment and traveling between properties. Dependable and adaptable.

10. Proficient with manual and power tools.

11. Ability to interpret blueprints and specifications.

12.When driving for Brightpoint, the employee must have a valid Indiana driver's license and must maintain minimum liability limits of $100,000/$300,000 on auto insurance.
