Purpose:
The Assistant Director of Facility Management is responsible for supporting the maintenance and repair of the building and grounds. General support includes plumbing, masonry, carpentry, painting, electrical, refrigeration, automobile maintenance, air conditioning, flooring and landscaping. The Assistant Director of Management ensures that policies and procedures related to facility maintenance, housekeeping, waste management, storage, emergency preparedness and fire safety are followed consistently.
Scope & Status: Non-Exempt Status/Hourly
The Assistant Director of Management reports directly to the Director of Facility Management and participates in the Manager-On-Call Program. The Assistant Director of Facility Management assists the Director of Facility Management during emergency situations, such as severe weather conditions and mandatory evacuation situations.

Qualifications:
To perform this job successfully, an individual must be able to perform and complete each essential duty satisfactorily, have excellent communication and language skills which enables them to successfully perform and complete their duties and interact effectively with residents, guests, family members, regulatory officials and sub-contractors. Employee must meet all specific state and federal regulations for assuming the position of a Director of Facility Management at an assisted living facility. In addition, the individual must have a working knowledge of OSHA, construction and experience with completing general building repairs. The following certifications, training and diplomas are required: high school diploma or GED. Employee must have and maintain a valid driver’s license and a safe driving record. The Assistant Director of Facility Management models the values and core purpose of Blake Management.
Areas of Responsibility:
1. Time Management
a. Successfully follows a preventative maintenance program set forth by the Director of Facility Management, which including paint-touch up, grounds and building tour readiness, lights are working, gutters are free and clear of debris, pathways are clear, trash and debris are removed from the property.
b. Practices excellent time management skills and completes tasks within company time frames.
2. Implementation
a. Ensures that the building and grounds are properly maintained for efficient and safe operation.
b. Ensures that building and grounds are clean, immaculate and appealing to residents, guests, referral sources and prospects.
c. Provide accurate documentation as it applies to maintenance records on all systems and equipment, including but not limited to the fire sprinkler system, fire extinguishers, fire monitoring system, kitchen hood cleaning, elevator inspections, boiler permit, nurse call system, emergency back-up generator, automobile maintenance, HVAC and PTAC service.
d. Ensures gutters are free and clear of debris.
e. Supports landscaping and window cleaning services.
f. Refurbishes vacated apartments to ensure readiness for future admissions.
g. Models professionalism, compassion and courtesy at all times.
h. Assists with the set-up of model and respite apartments.
i. Assists new residents and family members with move-in tasks during admissions and discharges.
j. Coordinates apartment readiness with the Director of Sales to minimize turn-around period.
k. Orders routine maintenance supplies and services as required with the approval of the Director of Facility Maintenance.
l. Provides building and safety orientation to new employees as requested by the Director of Facility Maintenance.
m. Assists the Director of Activities with holiday and special event set-up.
n. Utilizes the company passenger vehicle to transport residents to community appointments.
o. Walks the property each morning to check for maintenance, touch-up and repair issues as scheduled by supervisor.
p. Ensures carpet and floors are cleaned and maintained according to manufacturer’s instructions and warranty requirements.
q. Utilizes and displays safety signs to minimize risk for falls and injuries.
r. Stores chemicals according to OSHA, Federal and State regulations.
s. Performs other duties as assigned by the supervisor.
3. Regulation and Policy Compliance
a. Ensures that Blake Management policies and procedures are followed as it relates to maintenance, safety and housekeeping.
b. Maintains Federal, State, County and City regulations.
c. Maintains a working knowledge and demonstrates acceptable performance skills in:
1. Resident rights and responsibilities.

3. Respect for residents’ privacy.
4. Respect for residents’ religious beliefs.
5. Respect for interpersonal relationships with family and other staff members.
