Position: Lead Maintenance
American Equity intends to hire a full-time Lead Maintenance Technician for a 144-unit apartment community located in Denton, TX to begin as soon as possible.
American Equity (founded in 1988), and its affiliates, own and manage numerous properties throughout the Dallas-Fort Worth metroplex, including multifamily communities and pre-development land. Our company continues to acquire quality commercial real estate properties that we believe can be enhanced and improved through our management experience and expertise.
Maintenance responsibilities may include, but are not limited, to the following:
- Takes positive actions to motivate staff for enhanced job performance.
- As directed by the Community Manager, will purchase and pick-up items required for the maintenance of the property and turn in all purchase receipts promptly.
- Ensures vendors and/or sub-contractors are supervised while on the property.
- Maintains current knowledge of those goods and services provided by suppliers and contractors.
- Will continually seek opportunities to improve maintenance skills by attending maintenance training courses.
- Will complete a visual inspection of the entire property weekly, noting any general concerns as to the health, safety and welfare of the residents, staff and visitors.
- Will ensure a pool log is maintained and current at all times.
- Will ensure a bi-weekly light check is conducted and recorded.
- Will ensure that there is a utility cut-off plan and map in case of emergencies and keep it updated as required.
- Maintenance shop and inventory organized and clean at all times with instructions or labels where items are located.
- Informs residents of any significant project(s) in progress they may need to be aware of for safety or general welfare i.e. repainting parking lot lines, doors, or trees being trimmed, etc.
- Will ensure make-ready units are completed on schedule.
- Performing preventative maintenance as required on all equipment according to manufacturers recommendations and operating manuals.
- Maintenance Technicians are expected to maintain a positive, courteous, respectful attitude in representing American Equity to residents, staff, vendors, support personnel and investors.
- Professional appearance must always be in accordance with the philosophy and policy of the company.
- Duties and functions must be completed within the operational principles and ethical policies of the company.
- Must be able to handle any confrontations with the residents in a positive, courteous manner.
- Ability to read, write, and understand instructions. Must be able to speak English.'
Requirements:
EPA Refrigerant License Required, Experience as Lead Maintenance Tech at an Apartment Community Required, Valid Drivers License Required, Must be willing to take on call

Pay: $27.00 - $30.00 per hour
