Sr. Realty Technician (HYBRID)
Our client, a leading Pacific Northwest utility provider committed to public service and environmental preservation, is looking for a Sr. Realty Technician for their Kent/Covington, WA location. In this role you will provide support to acquire, provide restrictive appraisals, and dispose and manage real estate rights. The organization also determines acceptable multiple uses of rights-of-way, investigates, and resolves encroachments on land, facilitates changes/conditions in Memorandum-Of-Understandings (MOU) and other agreements; monitors property usage; prepares and administers realty affecting reimbursable agreements.

Pay Rate: $38.00 - $42.00/hr. DOE.

Key Responsibilities for Sr. Realty Technician:
- Review and analyze property rights and private property ownership reports for use in managing land use requests and other realty tasks.
- Prepare Land Management and Acquisition Assembly packages by completing the appropriate templates.
- Utilize existing document templates and established processes, prepare Land Use Agreements using information gathered or provided to verify that land rights are maintained.
- Order Title reports as necessary and requested by Realty Specialists and review reports for completeness.
- Work with Appraisers, Surveyors, and Mappers to facilitate group’s consensus on acquisition strategies.
- Draft/prepare correspondence as necessary (letters, memorandums, etc.).
- Assist in the completion, validation of legal description accuracy, consistency, and format/clerical accuracy for a variety of land documents.
- Plan, develop, recommend, facilitate implementation, and administer routine property management cases (not initially identified as politically sensitive).
- Review real estate related agreements to verify compliance.
- Facilitate real property projects, verifying that the real property team will execute l real estate documents in accordance with processes and policies and within the established timeframe.
- Serve as a liaison on construction projects between various organizations and stakeholders before, during and after the construction process.
- Serve as a Field Inspector for contracts and other assigned work by: Responsibilities are limited to testing, observing, reporting and providing input and information to the COR/other federal personnel.
- Review realty work performed by outside service contractors and notifying appropriate federal personnel of any concerns.
- Answer and respond to real estate questions from the public including landowners, developers, public agencies, and utility companies regarding documented policy of proposed uses of rights-of-way.
- Work with applicants to provide adequate information on Land Use Applications to include site visits, property owner meetings, and other field research as required.
- Obtain permission to enter private property for routine land acquisitions either by contacting the landowner directly or requesting permission to enter the property through the mail.
- Provide real estate support to the Region’sstaff regarding landowner notifications, landowner issues, names and addresses, and providing land rights information.
Requirements/Qualification for Sr. Realty Technician:
- High School Diploma and 7+ years of relevant experience.
- Experience with real estate principles, practices, and government real property procedures.
- Coursework or experience in real estate principles, practices, and government procedures.
- Professional knowledge in Real Property Services, including Geospatial Services, Survey and Mapping, Field Services, and Realty Support Services.
- Experience with Land Information System (LIS) and Application Extender.
- Knowledge of land management, acquisition templates, and commercial facility leasing.
- Familiarity with real estate documents (e.g., Warranty Deeds, Deeds of Trust, Mortgages, Quit Claim Deeds, Liens, property title reports).
- Understanding of real estate management and commercial facility leasing, including GIS, survey and mapping, LIDAR imagery, and title company/courthouse information.
- Experience in acquiring real property rights for utility easements.
