We are looking for a Maintenance Supervisor for our residential community located in Chicago’s Edgewater neighborhood. Pay range is $27/hr. to $ 30/hr. commensurate with experience + quarterly bonus potential

Requirements
-
At least 3 years’ experience as a Residential Maintenance Supervisor
-
Advance knowledge of various maintenance functions and mechanicals including preventative maintenance, plumbing, HVAC, appliance repair and installation and electrical
-
Proven leadership ability
-
Team success mindset
-
Excellent verbal and written communication skills
-
Some knowledge of computer use
-
Driver’s license with a reliable vehicle

Authorized to work in the US
Responsibilities
- Supervise the day-to-day maintenance operations of the property.

Provide exceptional customer service to our residents.
-
Work closely with our Property Manager to maximize retention and occupancy goals.

Walk the property daily to ensure cleanliness and to resolve any maintenance issues.

Delegate maintenance tasks to subordinates.

Ensure that unit turns are completed as schedule.

Ensure that work orders are completed professionally and to the satisfaction of the resident.

Learn and comply with all Fair Housing and OSHA laws and regulations.

Comply with all health and safety guidelines.

Respond to emergency calls 24/7, within 30 minutes of the call, including weekends and holidays.

Order supplies and manage inventory control with established budgeted parameters.

Stay on top of preventive maintenance for the property.

Assist PM with performance issues and reviews for the maintenance team.

Perform other miscellaneous duties as assigned by our Property Manager and Director of Maintenance.
