PRIMARY PURPOSE:
Responsible for the performance of maintenance of SEPP Owned buildings and grounds at various residential property locations.
QUALIFICATIONS:
Education/Certification:
- High School Diploma or GED
- Valid driver’s license required
Special Knowledge/Skills:
- Ability to read and understand instructions for cleaning, maintenance, and safety procedures
- Ability to work independently.
- Use common sense and safety precautions when operating any necessary equipment.
- Ability to properly handle cleaning supplies and chemicals.
- Knowledge of cleaning chemicals and supplies.
Experience:
- 1+ years building maintenance.
MAJOR RESPONSIBILITIES AND DUTIES:
- Responsible for performing overall maintenance of buildings.
- Evaluate, repair and maintain light plumbing and electrical work in buildings.
- Responsible for performing work as requested by written work orders, basic and/or priority.
- Responsible for various cleaning assignments and maintenance of all common areas (interior and exterior) on as needed basis.
- Disposal of trash and materials.
- Maintain light security.
- Clean, service and supply public restrooms, community rooms and other common areas within assigned properties.
- Perform necessary maintenance paperwork and documentation.
- Prepare vacant units for move-in by new tenants.
- Responsible for following safety rules with regards to clothing, jewelry and hair and using PPE (Personal Protective Equipment) when necessary.
- Communicate with management about any work that requires outside expert assistance.
ADDITIONAL RESPONSIBILITES:
- Lawn and yard maintenance---lawn, cleanup, weeds, and trimming (seasonally).
- Shovel sidewalks and in between cars. Salt as needed. (seasonally).
- Perform maintenance equipment check, dependent upon season (lawn mower, snow blower, etc.).
- Compose monthly maintenance report.
- Prepare monthly maintenance supply order.
- Perform annual maintenance inspection of apartments.
- Ability to work on call as needed.
EQUIPMENT USED:
Snow blower, lawn mower, leaf blower, weed eater, power drill, carpet shampooer, vacuum cleaner, shop vacuum, ladder, various miscellaneous hand tools. On occasions, the following tools may be used: hedge trimmer, power washer, floor buffer.

Must be able to position and frequently move about within the work area; ability to retrieve, transport, position/reposition objects, supplies and equipment; typically frequent reaching, repetitive hand/arm motions, bending stooping and kneeling are necessary; ability to position self and perform work in various areas of the facilities including elevated surfaces; ability to reposition and transport 50lbs.
Work outside and inside; exposure to hot and cold temperatures; exposure to dust, chemicals, and materials; slippery or uneven surfaces; work on ladders.
