Residential Property Inspector Position Overview:
ShipRock Management, a leading property management company in Duluth, MN, is seeking a diligent and detail-oriented individual to join our team as a Residential Property Inspector. Schedule: Monday to Friday, 8:00 AM to 5:00 PM
Compensation:
- Hourly wage: $18 to $24, dependent upon relative skills and experience.
- Monthly stipend of $200 to $300 for fuel reimbursement and cellphone use.
Work Environment: The work environment for this position is approximately 50/50 office and field time. The ideal candidate must have the ability and willingness to work outdoors in various weather conditions, including heat, wind, and rain, as needed.
Position Responsibilities:
- Coordinate with homeowners and unit tenants via email and phone call to inspection dates/times, following up when needed.
- Travel to properties to conduct exterior home inspections, using a drone to assess properties where needed.
- Conduct phone and onsite interviews regarding property specifics including building materials, build year, private property protection, additions, renovations/construction, etc.
- Photograph the exterior and sometimes interior of properties including the roof, all sides of the home, exterior amenities, potential hazards, external obsolescence, heating, plumbing, electrical systems, interior furnishings, and building materials.
- Identify and report on potential hazards, quality or condition of the property, outbuildings, and the surrounding neighborhood if applicable.
- Conduct thorough inspections of residential and commercial properties to identify preventative maintenance instances and ensure compliance with company standards and local regulations.
- Assess the condition of rental units before, during and after tenant occupancy, documenting any damages or necessary repairs.
- Inspect interior and exterior areas of properties, including walls, floors, ceilings, windows, doors, appliances, plumbing fixtures, and electrical systems.
- Verify that all appliances and utilities are in working order, including heating, ventilation, and air conditioning (HVAC) systems.
- Perform detailed inventory checks to confirm the presence and condition of furnishings, fixtures, and amenities.
- Ensure that rental units are clean, sanitized, and in move-in ready condition for new tenants.
- Document inspection findings accurately using digital tools or paper forms and maintain organized records for reference.
- Collaborate with property managers, leasing agents, and maintenance technicians to address any outstanding issues or concerns.
- Provide exceptional customer service to tenants by addressing inquiries or concerns related to property conditions promptly and professionally.
- Stay updated on industry standards, best practices, and regulatory requirements related to property inspections and rental housing.
- Other duties as assigned.
Minimum Qualifications:
- Must be of age 18 or older.
- Ability to perform various physical movements including bending, sitting, standing, and lifting objects weighing up to 50 pounds.
- Have and maintain a valid driver's license.
- Use of a personal vehicle and willingness to travel.
- Ability and willingness to work outdoors in the elements (heat, wind, rain, etc.) as needed.
- Strong interpersonal and conflict resolution skills.
- Pass a criminal background study.
Preferred Skills:
- Prior experience in home inspection services is preferred, but not required. ShipRock Management will provide necessary training and/or training materials to qualified candidates.
- Knowledge or experience in delivery services, installation maintenance or repair (HVAC, electrical, plumbing), door to door sales, landscaping or groundskeeping, grounds cleaning and maintenance, insurance, data collection, working outdoors, construction, customer service, valuation condition reports, or real estate appraisals is helpful but not required.
- Strong time management, communication, teamwork, ability to work independently, data management, customer service, and attention to detail skills.
- Ability to represent the company in a professional manner in the field when communicating with tenants during inspections, as well as when communicating with owners about repair needs. Comfort in such communication instances is crucial for the role, in addition to being resilient and a go-getter.
