I. INTRODUCTION:
The function of the organization where this position is located is in official functional statements. The purpose of this position is to perform a variety of tasks involved in the upkeep maintenance and repair on the lodging facilities, grounds and related equipment, fixtures and utilities.
II. DUTIES AND RESPONSIBLITIES:
1. Performs a variety of maintenance, custodial, ad repair jobs to include, but limited to, simple carpentry, minor tile installation projects and repairs, plumbing, painting, custodial duties, maintenance, repair, and minor construction for the lodging operations. Replace light bulbs, light fixtures, electric outlet, light switches, electronic key system, and ceiling fans with light kits, etc. Inspects and performs maintenance and minor repair on television sets, DVDs, refrigerators, stoves, washes, dryers and other electrical equipment and components. Plumbing responsibilities, i.e. unclog drains, toilets, sinks, showers, replace rusted above ground pipes and fixtures. Accomplishes electrical work to comply work with Air Force regulations and inspection by CE electricians when warranted. Reset access points and conducts WI-FI connectivity test. Informs supervisor of major problems. Pains indoor and outdoor surfaces, i.e. walls, floors, doors, and door frames.
2. Performs custodial duties to ensure cleanliness f all shared and central latrine restrooms/showers, laundry rooms, sweeps, mops, waxes floors. Scrubs and disinfects toilets, sink and showers. Cleans and sanitizes washers and dryers. Washers windows inside and out, to include window screens, stocks restroom supplies and ensures storage areas are stocked, cleaned, and organized. Troubleshoots heating, cooling systems to determine compressor activity and electrical operations.
3. Accomplishes landscaping/grounds keeping tasks to ensure trees, shrubs and plants are watered, pruned, and trimmed throughout each season. Ensures debris, leaves, fallen limbs, trash containers, ash trays are picked up/emptied throughout lodging facilities on shrubs and plants throughout the season. Uses manual and gas/electric tools i.e. tiller, chain saws, hedgers, clippers, axe, blowers, street sweeping machine, etc. Ensures grass and weeds are cut down and/or sprayed, and ground remain attractive and professional throughout the seasons.
4. Investigates any reported maintenance issues to ascertain cause and takes corrective action as needed. Refers problems not within capability in immediate supervisor for further action. Works independently, plans work ay accordingly with little or no supervision. Performs grounding of ceramic titles. Performs minor maintenance on wooden furniture. Removes and replaces blinds, drapes an drods as necessary. Replace broke or torn screens, performs minor repairs on windows and frames as required. Maintains written records of maintenance and all inspections performed for local requirements.
5. Operates vehicles up to and including 24 food delivery truck to transport supplies, equipment and linen from one location to another. Performs other related duties as assigned.

Works independently with little or no supervision, Work is evaluated through timely accomplishment of tasks, correct functioning of items repairs, and the overalls appearance of facilities.

Physical Effort: Climbing, bending, stopping, lifting and working in awkward positions.

Qualifying Experience:
Applicant must have acquired progressive responsible work experience where the applicant is able to apply the knowledge, skills, and abilities appropriate to the grade level of the position. The experience may have been gained in similar or closely related work of the position: for example, experience in carpentry, plumbing, electrical, etc. Must be able to read, write and speak English and communicate effectively. Knowledge in Wi-Fi connectivity is required. Must be able to understand and follow written and oral instructions. Required frequent standing, stooping, bending and stretching. Must be able to satisfactory complete a pre-employment physical. Must be able to work uncommon tour of duty. Requires a valid driver's license. Successful completions of National Agency Check with inquiries (NACI). Position of trust. This is a drug testing designated position. The incumbent is subject to random testing.
