Job Summary:
We are seeking an experienced Maintenance Supervisor to join our team. The ideal candidate will be EPA type II or Universal and CPO certified. Must have a strong knowledge of HVAC and hands-on experience with A/C units. The Maintenance Supervisor will be responsible for following and ensuring compliance with company procedures, working well with upper management and office staff. Must have the ability to lead and work independently.
This is an hourly position with a rate from $25 to $30, with opportunities for monthly commissions and end-of-year bonuses.
Responsibilities:
- Oversee and direct the maintenance department to ensure all maintenance work orders, punches, and grounds are done in a timely manner.
- Manage and maintain accurate records of maintenance activities, including equipment maintenance schedules, repairs, logs and replacement costs.
- Utilize software to track and manage maintenance activities, including scheduling and tracking work orders.
- Conduct regular inspections of vacant units and exterior to identify potential issues and ensure make-readys are completed.
- Perform routine inspections.
- Collaborate with Property Manage and Maintenace Manager to develop and implement maintenance strategies that meet the needs of the organization.
- Provide mechanical and electrical maintenance expertise to troubleshoot and repair equipment and facilities.
- Lead and supervise a team of maintenance technicians to ensure effective and efficient maintenance activities.
- Analyze maintenance data to identify trends and areas for improvement.
- Implement cost-saving initiatives and ensure that maintenance activities are performed in a cost-effective manner.
- Develop and maintain positive relationships with employees, management, and customers.
Requirements:
- 5+ years of experience in maintenance management.
- Proven leadership and supervisory skills.
- Strong knowledge of HVAC.
- Experience with CMMS software.
- Experience with electrical testing and troubleshooting using an ohmmeter and voltmeter.
- Ability to work in a fast-paced environment and prioritize tasks effectively.
- Strong analytical and problem-solving skills.
- Excellent communication and interpersonal skills.
