Purpose:
The fundamental role of a Facilities Manager is to manage the maintenance-related needs of the buildings/grounds as well as maintain the physical appearance, curb appeal, and upkeep of the building.
Duties & Responsibilities:
- Manage and/or perform routine inspections of facilities and exterior property to ensure safety, cleanliness, and identify necessary repairs/updates.
- Ensure facilities are ready for regular business and special events and/or meetings.
- Negotiate external facility related contracts and collaborate with all external vendors/contractors.
- Manage renovations, additions, or new building constructions.
- Identify repair and maintenance projects requiring the assistance of contractors or vendors.
- Manage vendors or contractors and support the review of new construction or remodel plans to assure compliance with facility maintenance standards.
- Manage incoming work orders and ensure work orders are completed in a timely manner.
- Manage, perform, and/or manage scheduling with external vendor of general and detailed maintenance, including patching, painting, hardware repairs, and other repair/replacement work as required.
- Manage, perform, and/or manage scheduling with external vendor of preventative maintenance and emergency repairs on building systems, plumbing, electrical, HVAC, mechanical, and control systems and related components.
- Manage and/or perform grounds maintenance tasks, including shoveling walkways, and trash removal.
- Manage external custodial services.
- Test system competency and component devices and evaluate performance.
- Manage inventory level of replacement and repair parts.
- Manage on-site tool inventory and ensure tools are in proper working condition.
- Maintain files of inspections, service agreements, and contracts.
- Ensure the facility complies with relevant laws, regulations, safety standards, and internal procedures.
- Collaborate with other appropriate management staff and vendors or contractors to prepare and implement budget.
- Provide business after-hours or on-call support remotely or on-site as needed for environmental monitoring alarms and/or emergency events.
- Report to work in-person and start job duties on time for established shift or for mandatory overtime on weekdays or during the weekend as scheduled.
- Complete required hours on assigned work shifts to complete assigned responsibilities and duties properly.
- Attend all scheduled meetings and appointments.
- Perform other related duties as assigned.
Skills & Abilities:
- Extensive knowledge of commercial building maintenance, HVAC, plumbing, electrical, drywall repair, painting, and appliance repair.
- Familiar with some computer skills including email, electronic time keeping, and mobile software applications.
- Ability to read, write and understand English.
- Ability to read and understand operating instructions and manuals for tools, equipment, and chemicals.
- Excellent attention to detail and organizational skills.
- Effective verbal and written communication skills.
- Ability to use powered and hand tools used in facilities maintenance.
- Ability to work in a team environment or independently.
- Ability to secure and maintain a favorable background investigation and clearance.
Education & Experience:
- High school degree or equivalent required.
- 5+ years of previous experience in facility maintenance work required.
- EPA Universal Certification required.
- HVAC License/Certification highly preferred.
- Electrical Technician Certification preferred.
- At least 3 years (minimum) managerial experience .
- Valid Class “C” Texas driver's license required.
Physical Requirements:
- Ability to perform work both indoors and outdoors with exposure to various weather conditions.
- A significant amount of bending, stooping, squatting, standing, kneeling, crawling, climbing ladders (often while lifting or carrying items), reaching below and above shoulders, grasping, gripping, turning, or lifting is required daily.
- Ability to hear and respond to alarms or warnings.
- Able to lift objects weighing up to 50 lbs. while performing job duties.
- Ability to meet work demands include regular attendance, working well with others, verbal contact with others, noise, and occasional travel by conventional means.
