Summary
The Project Manager will assist in managing the day-to-day field operations of fast-paced projects. This position will work in conjunction with the Senior Project Manager and co-workers both in the office and in the field. To be successful, this position requires strong organization, attention to detail, and communication skills to meet company objectives and goals.
Principle Duties:
Responsibilities:
- Works as project lead with supervision from Senior PM
- Subcontractor, inspector and owner point of contact- contracts, schedule, extra work, RFI’s, and pricing
- Establish job schedules with supervision from Senior PM and update throughout project life cycle
- Review and coordinate traffic control plans and permitting requirements for each project
- With supervision from Senior PM- schedule meetings on site for scope reviews, subcontractor interviews, substantial completions, and preconstruction meetings with owners
- Review and approve before sending to Senior PM contract scopes for subcontractors (MSAs/PSAs)
- Assist PME with the coordination of subcontractors working on various phases of multiple projects.
- Relay scope and schedules to superintendents and foremen
- Lead for material procurement/ purchasing
- Enter Purchase Orders into accounting system
- Prepare RCO/ CCO/ change order details and maintain the SCO Log
- Collect As-Builts, O&Ms, Electronic warranty information from Superintendents
- Monitor, Maintain and oversee RFI log and respond to action items accordingly
- Lead job progress meetings as necessary
- Assure O&M Manual, punch list completion and other closing documentation is presented to client at project completion
- Assist PME and Estimator with adding CO into software
- Manages and achieves revenue goals set for projects.
- Generates and issues regular internal and external project reporting through company software (Spectrum and HCSS).
- Prepare monthly pay applications and submit to PME for review/acceptance
- Accurately forecasts revenue, profitability, and project costs.
- Final walkthrough/ punch list walkthrough with client, and
- Other duties as assigned.
Required Education And Experience:
·Bachelor’s degree in architecture or construction science/construction management, preferred or a minimum of two years’ related experience in commercial construction projects
·Experience controlling project cost and managing project budgets
·Ability to thrive in a fast paced environment
·Excellent verbal and written communication skills
·Capable of creating schedules and adapting schedules if needed
·Strong negotiating skills
·Ability to shop competitively for line items if needed
·Must be familiar with purchase orders, reading contracts, change orders, and spec books
·Must be able to outline performance requirements/scope of work for subcontractors.
·Strong ability to work closely with others: clients, co-workers, subordinates, and management
·Advanced computer skills and experience with bidding and operational software (Microsoft Office, Blue Beam, and Microsoft Projects)
