PRIMARY FUNCTION/PURPOSE
Manages the maintenance activities for The Children’s Shelter buildings, grounds, and equipment to ensure all work areas are safe and functional. Schedules and oversees the work of maintenance personnel, including outsourcing vendors for the facilities. Oversees and manages housekeeping and custodial services. Maintains a work order log and manages work requests from staff. Supervises the repair of all plumbing, electrical, and carpentry and all other repairs in accordance with code. Acquires bids from outside vendors and schedules work for repairs or renovations beyond the scope of routine maintenance. Prepares cost estimates for unscheduled repairs and maintenance work.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Oversees skilled maintenance tasks for the upkeep of facilities and grounds, to include but not limited to, electrical, plumbing, painting, carpentry, and landscaping in accordance with code.

Responds in a professional and timely manner to management and internal customer’s inquiries/repair requests regarding facility operational issues and maintains file of completed work order/requests.

Responsible for ensuring that all building systems meet City of San Antonio building codes, and that all life safety codes system are up to date with respect to fire inspections and ADA guidelines.

Maintain logs and records that comply with regulatory oversight or designated accreditations.

Manages facility tasks and ongoing maintenance in compliance with regulatory and accreditation requirements.

Follows OSHA guidelines and safety regulations for maintenance and renovation work.

Ensures security and emergency preparedness procedures are implemented in compliance with grant and city requirements.

Monitors the safety and maintenance of all the agency’s facilities and grounds. Ensures safety hazards are recognized and corrected in a timely manner. Ensures requests for maintenance dealing with safety have priority over all other maintenance requests and are addressed immediately.

Ensures proper security measures for the workplace, to include collaborating with security system vendors or security professionals.

Monitors the safety and maintenance of the facilities (buildings, parking lots, grounds, and equipment) using checklists to ensure conformance to safety standards.

Prepares facilities for changing weather conditions.

Oversees and/or supports the set-up of tables and chairs in rooms for meetings or training sessions.

Handles general accounting tasks such as creating Purchase Orders in a timely matter, monitoring and approving time cards for employees, and providing input for facilities budgeting.

Responsible for interviewing, hiring and training employees; planning, assigning and directing work; evaluating performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Conducts coaching and develops staff on a regular basis; provides opportunities for the professional development of the staff.

Uses a purchase order system; responsible for purchasing supplies and services with prior approval of Supervisor.

Observes rules of safe driving as outlined in the Texas Driver’s Handbook; reports all accidents/incidents immediately to Supervisor.

Ensures routine maintenance is performed on assigned vehicles.

Ensures all required vehicle inspections are done prior to expiration and logged in to the workorder system.

Responsible for being on-call on weekends and evenings as needed; oversees maintenance technicians and vendors performing on-call work.

Performs other duties as assigned.

Requirements:
EDUCATION AND EXPERIENCE
-
High school diploma or equivalent required; some college or technical training preferred.
-
Minimum of 5 years’ experience in building or general maintenance.
-
Prior experience supervising or leading a maintenance/operations team preferred.
-
Bilingual in English and Spanish a plus.
KNOWLEDGE, SKILLS, AND ABILITIES
-
Good computer skills, including Microsoft Outlook, Excel, and Word.
-
Proficiency with repair and maintenance tools and techniques.
-
Strong mechanical skills and knowledge of plumbing, HVAC, and other building systems.

Basic knowledge of safety codes and home repairs, i.e. plumbing, painting, electricity, and carpentry

Demonstrated ability to manage multiple tasks and develop solutions to problems with limited supervision.

Excellent communication and interpersonal skills; ability to engage and communicate effectively with people from diverse cultures and communities, including vendors, co-workers, staff, supervisors, and leaders.

Ability to work effectively with co-workers.

Effective time management skills required; ability to organize and prioritize work.

Maintain driver’s license with a clear driving motor vehicle record in accordance with established guidelines of the agency; must have access to reliable and safe transportation for self.

Favorable background check, drug screening and TB test required prior to employment.
DESCRIPTION OF PHYSICAL REQUIREMENTS/WORK ENVIRONMENT

Duties are performed both indoors and outdoors and may involve exposure to various weather conditions when overseeing outdoor maintenance.

Work hours will vary based on business needs.

Must have flexibility to be on-call and to work non-traditional hours or weekends, as needed.

Must be able to bend, lift, stretch, climb, and crawl to maintain equipment and buildings.
-
Visual acuity required for inspecting facilities and identifying maintenance needs.
-
Capable of standing and walking for prolonged periods.
-
Must be able to lift up to 40 pounds.
