The Erie County Investment Company is looking for a Director of Operations in a privately held investment company. This position will be responsible for overseeing the day-to-day operations, ensuring that the team works efficiently and effectively, and implementing strategies to create value for the company and its employees. The Director of Operations will report to the COO and work closely with the Executive team. To thrive in this role, you must have a well-rounded business mindset, background in real estate investments/management and be able to see the “big picture” in a variety of settings. The Director of Operations will take action to manage the day-to-day operations of the parent company while developing new strategies to facilitate future growth opportunities across the organization’s entities.
RESPONSIBILITIES
· Assist in managing real estate/ oil& gas transactions, i.e., upcoming acquisitions, terminations, renewals.
· Help the operations team identify upcoming expenses and capital budgets for the coming year.
· Assists in property identification, lease and acquisition negotiations and contracts.
· Assist with planning and coordinating the operations of the company.
· Develop and implement policies, procedures, and best practices to ensure compliance with legal, ethical, and safety standards.
· Collaborate with other departments and stakeholders, such as accounting and finance, human resources and outside consultants to align goals and objectives.
· Communicate effectively with internal and external vendors, partners and stakeholders.
· Keep abreast of industry trends, innovations, and best practices.
· Support the operational aspects of annual real estate/oil & gas expenses, including financial modeling, analysis, negotiations and decision-making.
· Provide strategic/financial analysis on potential deals and investments.
· Manage due diligence processes for deals.
· General business management of the company and other duties as assigned.
SKILLS/ABILITIES AND KNOWLEDGE
· Knowledge of real estate industry standards, practices and processes.
· Proven experience in management positions within commercial real estate investment organizations that are complex. Experience across retail, multifamily, hospitality and commercial preferred.
· Ability to balance strategic and tactical initiatives.
· A results orientation with well-developed organizational and communication skills.
· Knowledge of a variety of real estate areas such as: transaction management, strategic planning, financial analysis and project/construction management
· Strong understanding of real estate investment strategies, financial analysis, and market dynamics and asset management.
· Excellent communication skills, both written and verbal, with the ability to articulate complex concepts in a clear and compelling manner.
· Exceptional interpersonal skills, with the ability to build rapport, trust, and credibility with stakeholders.
· Experience with Microsoft Outlook, Word, Excel, PowerPoint
REQUIREMENTS
· At least 5-7 years of relevant experience in operations, finance or management, preferably in a similar industry.
· Bachelor’s degree required or equivalent experience, MBA or Masters a plus.
· Proven successful experience in leadership, communication, and problem-solving skills.
· Strong knowledge of operational processes, systems, and tools.
· Ability to work independently and collaboratively within the bigger team.
· Strong management, team supervisory skills.
· Real estate license/history of transactions a plus.
