About the Role:
The Maintenance Technician reports to the Property Manager and Maintenance Supervisor and works as part of a team to ensure that the property is maintained in the best physical condition possible and that all resident service requests are completed on time.
Responsibilities:
· Maintaining all buildings, common areas, and grounds in a safe and clean manner
· Performing special assignments as needed, or required by the Maintenance Supervisor or Property Manager
· Preparing or assist in preparing all vacant apartments to a market ready condition
· Maintaining regular and on-call work schedules appropriate to property needs
· Performing various general community maintenance functions including, but not limited to: plumbing repairs, appliance repairs, minor electrical repairs, HVAC troubleshooting and repairs
· Responding to resident service requests and concerns in a timely manner
· Reporting any needed repairs on vacant apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor
· Assist in monitoring maintenance inventory
· Operating hand tools and power tools including drills, circular saws, key machine, chain saw, reciprocating saw, and hammer drill
· Assisting the Maintenance Supervisor with special projects as requested
· Consistently maintaining a professional and courteous attitude when dealing with residents, coworkers, and the general public
· Attending resident functions to create a sense of community with staff and residents, ensuring customer satisfaction and resident retention
· Maintaining regular and consistent attendance and punctuality to ensure all essential duties are fulfilled to a satisfactory level
· Attending training seminars when requested
If You Have the Following, We Want to Hear from You!
· High school diploma or equivalent
· 1-2 years experience as a Maintenance Technician in residential property maintenance
· Valid Driver's License
· Strong organization skills and a detail-oriented and efficient work style
· Ability to work independently and as a team
· Ability to prioritize and multi-task
Physical Requirements:
· Maintenance Technician must be able to lift and carry up to or over 50 pounds.
o 1-10 pounds constantly.
o 15-25 pounds will be 25% of the time.
o 25- 50 pounds will be 25% of the time.
o Over 50 pounds will be 10% of the time.
· Prolonged periods of standing and walking.
· Must be physically able to climb ladders, bend, or crawl into small spaces.

· Availability to work a flexible schedule, including on-call rotation, weekends and holidays
