Summary: The Arc of Union County Inc. is a leading provider of Person-Centered services to individuals with intellectual and developmental disabilities through various services and programming. Under the guidance of the Facilities Maintenance Director or designate, the Assistant Director, Facilities (Special Projects) carries out various administrative services for assigned facilities and will plan, organize, and direct execution of special projects, events, and requests. The incumbent is responsible for providing additional leadership and guidance to the Maintenance Technicians during the work shift while serving as the first level of response and troubleshooting for equipment breakdowns and regular preventative maintenance schedules. Assistant Director, Facilities (Special Projects) is responsible for leading facility technician in the completion of repairs as assigned, inspection of facilities, implementation of preventive maintenance programs, and completion of maintenance requirements in the areas of plumbing, painting, carpentry, HVAC and electrical repair. The Assistant Director, Facilities (Special Projects) is responsible for maintaining the agency’s equipment in accordance with business requirements.
Job Responsibilities :
- The incumbent manages mechanical and electrical infrastructure projects such as replacing simple to major equipment in existing facilities.
- The Assistant Director, Facilities (Special Projects) serves as the agency’s HVAC Technician, or a Heating, Ventilation and Air Conditioning Technician, and is responsible for installing repairing HVAC and other air quality systems for various businesses or homes.
- Responsible for ensuring that a building is prepared for various types of weather with the aim to reduce damage to the structure while improving energy efficiency.
- The incumbent serves as the agency’s electrical technician evaluating, assembling, and maintaining electrical systems. Installing or replacing wiring and other electrical components, troubleshooting electrical issues to handle repairs and communicating with operations and facilities management.
Skills:
- Proficiency in Excel, MS Project, PowerPoint Extensive knowledge of weatherization techniques and materials.
- Ability to repair or install weatherization materials. Ability to read blueprints. Extensive knowledge of electrical systems and wiring.
- Ability to removing old HVAC equipment and install new systems, ability to running pipe and duct systems through homes, reading and interpreting wiring diagrams, demonstrate understanding refrigeration cycles, Knowledgeable in interpreting various technical data, such as pressure and temperature. Deep electrical system, power generation, blueprints, maintenance, and repair knowledge. Ability to use various devices, including ammeters, voltmeters, thermal scanners and cable testers, as well as hand and power tools.
- Ability to use hand tools and power tools. Proficient in the use of test meters and other diagnostic equipment. Excellent analytical and problem-solving skills. Solves difficult problems with effective solutions, in a timely manner Strategic thinker; envisions the future and present possibilities.
- This position requires excellent interpersonal and conceptual skills; proficiency facilities maintenance; strong management, leadership, planning and communication skills; ability to manage information effectively.
- Ability to timely diagnose and resolve problems, inspire and provide guidance to senior and agency staff at all levels. Demonstrate ability to make informed managerial decisions and take timely proactive action.
- Ability to utilize Windows Software, audit invoices and review expense reports.
Qualification:
- Bachelor’s degree in business, Industrial Technology, Engineering or related field and or 5+ years of demonstrated equivalent industry experience. Electrician degree from a technical college and experience in the field working on simple and complex electrical systems.
- Project Management Professional (PMP) Certificate, electrical certificate, HVAC certification; a Class A license or a Class B license in the field of heating and air conditioning. EPA 608 certification, NATE certification, HVAC Excellence certification preferred.
- A working knowledge of home repairs is a requirement. Knowledge of light carpentry, plumbing and electrical repair. Basic hydraulics, Building and grounds maintenance experience, Able to read and follow blueprints and electrical diagrams. Ability to apply mathematical concepts to practical situations preferred. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form preferred. Ability to read and or construct (Blueprints), Ability to measure and use industry software to construct diagrams.
Functional Application and Knowledge of:
- Mechanical Equipment, Boilers, chillers, air handling units, commercial and residential HVAC, Electrical Equipment, Examples but not limited to: Generators, Breaker panels, generators, transformers, and motor control centers, Plumbing Assets, Examples but not limited to: Backflow preventers, drinking fountains, water softeners and sump pumps, Fire and Life Safety Equipment, Examples but not limited to: Exit signs, smoke detectors, fire extinguishers and eyewash stations, Working knowledge of Fire & Safety Residential and Commercial property regulations. Appliances.
- Roving mechanic experience a plus. Previous work experience should include special project management and hands on and or exposure to leadership experiences to include progressively responsible experience in the management of a maintenance department.
- Availability to work weekends/nights, as needed, to meet schedule and arising demands. Operating independently with self-direction and motivation. Personal initiative and mechanical ability.
- Experience in staff development and resource to other maintenance staff.
- Must have a valid New Jersey driver’s license with abstract (not exceeding 5 points), and ability to meet agency insurability requirements.
- Complete State/Federal Criminal Background checks and Central Registry checks.
