Responsibilities:
- Find, underwrite, negotiate and close commercial real estate investments in NJ and various states , including development opportunities and existing assets within the commercial office, retail, industrial and multi-family sectors
- Develop financial models, identify trends and risks, value properties and their debt structures using cash flow analysis, IRR calculations and comparative sales
- Source both on and off-market deals and develop an active deal pipeline
- Draft investment memoranda and create presentations for acquisitions
- Foster and maintain active relationships with target market participants including investment sales brokers, leasing agents, property managers, lenders, and servicers to find and source off-market deals
- Provide leadership, assessing and confirming development related risk and assumptions at the underwriting stage, including construction cost, schedule (program), development potential, third party risks and capability of development partner and consulting teams
- Oversee all aspects of the acquisition process from due diligence to closing as needed
- Present and defend investments to the Investment Committee
- Conduct market assessments, site assessments, zoning assessments, historical operating statements, rent rolls, property condition reports and other due diligence related to site acquisition and development feasibility
- This position requires knowledge of all aspects of real estate acquisitions and development including financial analysis and modeling, site acquisition, due diligence, zoning, legal document review, budgeting, construction and design
- Work with legal counsel to negotiate purchase agreements, partnership agreements and related legal documentation
- Strong relationships and sourcing capabilities and industry contacts including intermediaries, brokers, real estate companies and developers
- Other duties as assigned
Qualifications:
- Real Estate is your passion, and you are extremely driven to succeed
- Bachelor's degree or equivalent combination of experience and education is required
- An MBA or other related graduate degree is a plus.
- Experience leading a team and a natural ability to cultivate, build and maintain relationships
- Acute attention to detail, must possess a strong sense of urgency
- Very strong communication skills (verbal and written), ability to take direction and work effectively with minimal supervision
- Ability to evaluate and analyze construction documents including civil plans, architectural, structural, mechanical, electrical, construction specifications
- 5 years of commercial real estate investment experience
- Experience with a variety of real estate asset types
- Strong quantitative, financial analysis and modeling, advanced MS Excel skills are required
- Effective team player with ownership mentality
- A strong entrepreneurial mindset and strong work ethic
- Available to start immediately; Consistent and reliable attendance required
- Must have personal computer equipment

Pay: $100,000.00 - $360,000.00 per year
