John Balfanz Homes VP of Sales
The VP of Sales shall lead the sales department in partnership with the CEO & President of JBH. The VP of sales is responsible for developing and implementing strategies and tactics to meet division sales goals according to the business plan and company standards. Specifically, the VP of sales will manage staffing, training and sales administration for all of the division’s sales activities. The VP of sales will work with the CEO & President of JBH to create and coordinate the company’s advertising and marketing research and strategy, with a focus on all advertising related media inclusive of internet, traffic generation, collaterals, promotional events, and public relations activities. The VP of sales will oversee our design center and all products offered in every community. The VP of sales will work with the CEO & President of JBH on new communities. They will propose pricing/ products for different areas based on demographic and market research. They will work with the architect on designing floor plans to fit the neighborhood and lot size. They will produce the marketing material and oversee the entire launch of the new community.
Sales Manager Responsibilities
Primary Duties and Responsibilities
· Create, develop and lead a high-performance sales team.
· Communicate regularly with the construction manager and CEO/ President of the company regarding sales production demands, goal setting, product knowledge and corporate wide programs.
· Work closely with the sales team to ensure open communication on all matters; develop a strong environment conducive to proactive resolution of issues with strong commitment to selling quality.
· In cooperation with management team prepare sales goals on an annual and quarterly basis, continually monitor and report the status of achievement of goals.
· Status of goals are to report per community basis on a, quarterly and annual basis.
· Visit Balfanz communities on a weekly basis.
· Plan and conduct sales meetings and phone bank for sales team on a regular basis.
· Ensure mortgage status for customers is always current through the direction of Sales Agents
· Manage problem solving of sales and closing issues between all parties including sales agents, construction and customers.
· Develop and execute Realtor Programs
· Directly responsible for ensuring sales is prepared and ready to open new communities on time.
· On call 7 days a week via cell phone or email for sales team
· Handle customer's problems and concerns with sales teams
· Mentor New Home Agents by providing leadership, ongoing development, and strong learning experiences while establishing goals and coaching performance.
· Supervise the preparation of Purchase agreement, disclosures, and additional contract documents- review for accuracy and completeness.
· Upload all documents to Sales Simplicity with appropriate tags and coding
· Enforce company policies, upper management directives and resolve miscellaneous problems.
· Disseminate sales, marketing and product information to New Home Sales Agents.
· Update users/ options in Sales Simplicity on a regular basis
· Monthly assessment of Competitive Communities (sales revenue, absorption, amenities, incentives, etc)
· Weekly meetings with Marketing Director to review ongoing campaigns, website updates, overall continuity of website, Social Media Campaigns,
Project Planning Responsibilities
· Project market trends for future neighborhoods
· Provide overviews of demographic information for future neighborhoods to determine product and pricing
· Have knowledge of competitors offerings in addition to resale activity and availability
· Work with CEO & President of JBH and architect to design and develop new floorplans and elevations for each neighborhood
· Oversee structural options for each new plan designed
· Layout model home locations in tract
· Design sales offices/ design centers as needed
· Create color schemes for each elevation style
· Oversee all marketing collateral for new community including- Pricing lists, option checklists, tile layouts, concrete layouts, neighborhood marketing map, neighborhood brochure with floorplans and elevations
· Work with interior designers to choose model home finishes
· Work with landscaper and concrete contractor to design front and backyards for model homes
· Work with purchasing to get all options built in Sales Simplicity with accurate pricing
· Provide all working materials to Sales Agents
Qualifications
Education and Experience Requirements
· College degree with emphasis in marketing and sales.
· California Real Estate license required, broker’s license preferred
· Minimum 5 years' experience in New Home Sales and/or commission real estate sales
· Minimum 5 years Marketing experience required, experience in homebuilding preferred
· Minimum 3 years of experience in managerial role
· Minimum 3 years reading and reviewing plans/ onsite construction management experience preferred
· Experience with rental management
· Experience with demographic analysis and project evaluations
· Excellent communication skills, verbal and written, as well as strong organizational, analytical and interpersonal skills
· Must be able to meet deadlines while maintaining a professional attitude, deal effectively with confrontational situations and maintain objectivity with homeowners, fellow associates, and in all public relations
· Excellent computer skills including advanced proficiency in Microsoft Office
· Requires resourcefulness, patience and clarity and strong management and motivational skills
· Ability to prepare written documentation and complete contract calculations
· Ability to write DocuSign tags through Microsoft Word and learn Sales Simplicity software
· Experience creating digital marketing strategy and active user of Social Media
· Understanding of Adobe Creative Suite programs – Illustrator, Photoshop, InDesign

Pay: $125,000.00 - $150,000.00 per year
