GENERAL FUNCTION:
Under the general direction of the Vice President of Purchasing; assist in manage the estimating and pricing database. Use current systems to create options in a logical and consistent manner. Use historical data, current costs, and takeoffs to assist in setting sales pricing for all homes and options. Also assist in maintaining an estimating database, by organizing products in a logical manner.
This position will also involve bidding of jobs and the procurement of labor and materials to build homes per the construction schedule. Primary goal is to maintain estimate accuracy, while ensuring that purchase orders are issued in a timely manner.
SPECIFIC RESPONSIBILITIES:
1) New Starts Takeoffs and Estimating
· Use On Screen Takeoff (OST) to perform takeoffs of as built plans.
· Maintain smart assemblies to ensure accuracy and base sale prices are accurate
· Provide pricing through takeoffs and bids for Planners during customer 3 day planning sessions in a timely manner.
· Complete estimates and create Purchase Orders (PO) following customer sign off on change Orders
· Complete Estimate and purchase order review prior to job start.
· Issue purchase orders within purchasing software.
· Maintain estimate accuracy for budgets, while ensuring that purchase orders are issued in a timely manner.
2) Late Change Order Management
· Maintain pricing/updates within purchasing software to streamline pricing to customers.
· Update pricing of options with every change order.
· Process late change orders to ensure internal and external partners have a clear understanding of Change Order.
3) Vendor Invoices and Statements
· Approve invoices daily and reconcile end of the month statements.
· Send to Accounting after reconciliation.
· Conduct audit on statements to ensure accuracy and make necessary corrections.
4) Purchase Order and Variance Purchase Order Management
· Generate and distribute accurate purchase orders.
· Processes Purchase Order (PO) approvals upon successful completion of each phase of construction.
· Prepares and approves Variance POs to ensure that non-budgeted, but needed, items and labor are available to complete the house on time and with acceptable levels of customer satisfaction and product quality.
· Research and approve variance purchase orders to meet Accounting Department deadlines.
· Generate variance purchase orders and distribute them.
· Work with trades/vendors in Trade Portal.
· Participate in monthly variance review meetings.
5) General
· Continually self-improve through education.

· Communicate and project the proper “We Care” attitude to all customers and employees through all forms of communication (writing, verbal, appearance).
· Responsible for care and maintenance of any assigned company equipment.

· Assist other team members in achieving established customer service goals.
PREREQUISITES FOR SUCCESS:
· Learn to analyze job cost variance data and take corrective actions.
· Organizational aptitude to manage the pre-construction job package routing and processing.
· Computer aptitude and willingness to learn to process, etc.
· Must have understanding and willingness to take direct personnel actions re: non-performing trade contractors from time to time.
· Self-starter with the initiative to implement new ideas and theories that better Citrus Hills Construction.

ORGANIZATIONAL RELATIONSHIPS:
REPORTS TO: Vice President of Purchasing
WORKS WITH: Superintendents, VP of Construction, Drafters, Warranty, Planners, Customer Care coordinator, Accounting, other Purchasing Assistants/Estimators, and office support staff.
