Tax and Insurance Representative is responsible for timely escrow disbursements for property taxes, insurance, and other escrowed items. Maintain accurate tax and insurance information for both escrowed and non-escrowed accounts. Provide customer service for tax and insurance related correspondence and phone calls.
Major Duties and Responsibilities:
- Responsible for property tax service for various states with diverse due dates.
- Ensures tax contract information is uploaded to individual accounts.
- Ensuring escrow and monitor details have been setup by the New Loan Boarding Department and the provided information is correct.
- Responsible for ordering, changing or correcting tax service contracts on loans as required.
- When applicable monitor’s flood service contracts and flood determination changes.
- Ensures insurance coverage is maintained on all loan collateral and directs follow-up on missing or cancelled policies according to RESPA regulations and CFBP Rules.
- Ensures all insurance, tax and any other escrowed payments are made in a timely manner.
- Timely preparation of cancellation notification letters to borrowers and clients according to RESPA regulations and CFPB Rules.
- Monitor all non-escrowed accounts for sufficient insurance coverage and timely payments of property taxes to ensure client/investor collateral position is not compromised.
- Follow up on cancelled, expired, or missing policies.
- Monitor policies for appropriate address, coverage amount, allowable deductibles, mortgagee clause, etc. and follow up on any exceptions.
- Process loss claim requests as per client guidelines.
- Monitor state requirements and process Interest on Escrow payments.
- Prepare Client Technical Default Reports.
- Maintain lender-placed insurance.
- Knowledge of and ability to perform Escrow Analysis Disclosures.
- Timely response to borrowers and clients (includes emails and calls).
- Performs other duties as assigned by management which may include assisting other departments as the need arises.

Independent Judgment:
Representative will thoroughly understand clients’ and investors requirements and guidelines, as well as RESPA and state laws when applicable. If decisions or actions must be based on subjective interpretation, the Supervisor must be consulted. Authorized to follow AmeriNat’s Policies and Procedures for assigned position.
Requirements & Qualifications:
- 12 months of loan servicing experience or related customer service experience.
- Knowledge of property taxes and hazard insurance preferred.
- Must be comfortable talking with loan customers and insurance agents over the phone.
- Excellent written and oral communication skills and the ability to work with all levels of internal and external customers.
- Excellent accuracy and attention to detail.
- Ability to interpret documents such as instructions and procedure manuals.
- Must be able to work independently and in a cooperative team environment.
- Strong organizational and follow-up skills with the ability to prioritize.
- Must be able to work in a fast-paced environment.
- Ability to handle a large volume of incoming and outgoing customer service calls and vendor calls related to Taxes and Insurance
- Ability to multi-task.
- Working knowledge of Microsoft Outlook, Word, and Excel.
- Bi-lingual (English and Spanish) considered a plus.
