Job Title: Leasing Manager for New Construction Lease-Up

Overview:
We are seeking a dynamic and results-driven Leasing Manager to oversee all aspects of leasing operations within our organization during the Lease-Up Phase of a new 32-unit addition to an existing apartment community. The Leasing Manager will be responsible for managing the leasing process from start to finish, ensuring high occupancy rates, legal compliance, and fostering positive and long-term tenant relationships. This role requires strong leadership skills, exceptional communication abilities, and a passion for providing outstanding customer service.
Responsibilities:
1. Develop and implement leasing strategies to attract prospective and close tenants and maximize occupancy rates.
2. Coordinate with the leasing team, including the Asset Manager.
3. Conduct market research to stay updated on competitive rental rates, market trends, and property demand.
4. Oversee the leasing process, including responding to inquiries, conducting property tours, and processing rental applications.
5. Negotiate lease agreements and ensure all necessary paperwork is completed accurately and in a timely manner.
6. Ensure competency with our leasing and marketing platform AppFolio, including execution of phasing and release schedules.
7. Collaborate with marketing and advertising teams to develop effective and competitive leasing campaigns and promotional materials, including community engagement, engagement with existing residents, placement of onsite signage, social media engagement, and event staffing.
8. Maintain thorough knowledge of property features, leasing scripts, community amenities, and available units to effectively highlight benefits to prospective tenants.
9. Screen tenants to ensure the best possible customer fit; handle tenant complaints and concerns professionally, resolving issues promptly to ensure tenant satisfaction and maximizing opportunities for positive community reviews.
10. Develop and maintain relationships with local businesses, real estate agents, and relocation services to generate leasing leads.
11. Prepare regular leasing reports and financial analyses for senior management, providing insights and recommendations for improving leasing performance.
12. Ensure compliance with fair housing regulations and company policies in all leasing activities.
Desired Qualifications:
1. Bachelor's degree in business administration, real estate, or related field (preferred).
2. Proven experience in leasing management or property management, with a track record of achieving leasing targets, including experience with city and county incentive programs, if any.
3. Strong leadership skills with the ability to motivate and inspire a team.
4. Excellent communication and interpersonal abilities, with a customer-focused approach.
5. Thorough knowledge of State, County, and City leasing laws and regulations, with a commitment to ethical business practices.
6. Proficiency in Appfolio leasing software, Dropbox file storage, Zoom, Microsoft Teams, Microsoft Office Suite, as well as WhatsApp, Instagram, and Facebook.
7. Highly organized with strong attention to detail and the ability to multitask effectively and independently.
8. Ability to work independently and make sound decisions in a fast-paced environment.
9. Flexibility to work evenings and weekends as needed.
10. Valid driver's license and reliable transportation.
Work Schedule:
- This is an hourly position, with about 30 hours per week expected. During peak work times this could increase to 50 hours per week. This is a non-exempt position so you will receive time and half for any hours over 40 worked per week. At least 50% of hours evenings & weekends
- Regular presence at properties
- Temporary position scheduled to begin as soon as June 15, 2024, and end November 1, 2024 or upon Lease Up of New Building, whichever is sooner, at the sole discretion of Owner.
Salary and Benefits:
- Compensation is $25/hour plus bonus.
- Position Type: Non FLSA-exempt (time and a half paid for overtime)
- Bonus is $365/unit leased. Half paid monthly half paid upon 90% occupancy
