TITLE: Building Engineer (BE)

I. Job Summary
Responsible for assuring well managed and maintained property/facility and effective daily administration of the
ARES LLC management agreement. Objectives include: safely, efficiently, and effectively operating, maintaining,
and modifying facility systems and equipment in a cost-effective manner. The Building Engineer must ensure the
highest level of professionalism while meeting the client’s needs, and a commitment to achieving the goal of
100% uptime within the facility. Responsible for protecting and improving the value of the Building Owner’s
assets and maximizing profitability relating to the property and ensuring that building systems reliably perform
their intended function.
II. Technical Competencies
A. Oversee the maintenance and continuous operation of all building systems including: fire/life safety, mechanical
(HVAC, plumbing, controls), electrical (lighting, UPS, generators, switchgear), cabling (data, voice, broadband),
energy management system (lighting and temperature controls), light construction (touch up painting, doors,
locks, fixtures), and digital systems (fire alarms, security systems). Utilize staff and contracts with outside
vendors as necessary to ensure maintenance and repairs are performed efficiently, effectively and in a fiscally
responsible manner.
B. Responsible for superior customer service and continual communication/interaction and with the building owner,
property management superiors and tenants. This includes written reports, ongoing email communications, faceto-
face and telephonic meetings.
C. Understand requirements of leases and maintenance agreements. Participate in the selection of contract
services, negotiation of service agreements and day-to-day monitoring of vendor performance to assure full
compliance with standards within the agreements and as per industry practice for a Class A building.
D. Meet daily with staff to coordinate activities and establish priorities.
E. Ensuring a reliable and aesthetically pleasing environment for tenants and visitors. The Building Engineer’s focus
includes exteriors, interior common areas, tenant-occupied spaces and parking structures.
F. Maintaining building compliance and records for life/safety standards, federal, state and local codes and
guidelines for operation of the building’s infrastructure.
G. Maintain an electronic tracking system for preventive maintenance schedules and use it to schedule PM work for
the staff and contractors, as needed.
H. Driving for company-related business, including but not limited to, traveling from property to property (if
applicable), procurement of supplies, off-site meetings and training is required. Use of a personal vehicle is
expected and employee must hold a valid driver’s license and maintain personal auto insurance coverage not
excluding business use, as further described in the company Auto Safety policy. A copy of valid driver’s license
and proof of required insurance must be provided to the company from time to time as requested.
I. Responsible for overseeing procurement and tracking of building supplies, materials and equipment used in the
operation and repair and maintenance of the property.
J. As part of the property/operations team, performs additional duties as requested.
III. Accounting Responsibilities
A. Assist ARES accounting with coding, tracking and approve for payment all invoice requests from accounting.
B. Collect and transmit payments from Visa machine. Submit monthly Visa transaction report to ARES management
office to balance transactions against receipts.
C. Provide historical accounts payable information and assist the ARES management in preparing the facility’s
annual operating and capital budgets.
D. Provide project management support for facility projects, modifications and tenant improvements – construction
support, design assistance, contractor selection, and final acceptance, as applicable.
IV. Office and Admin Responsibilities
A. Maintain and track records including, building certificates/permits/inspections (example: Cert of Occupancy,
Elevator Inspection Permits, Annual and Semi-Annual Fire Alarm/Sprinkler Inspections) and share same with
ARES management. Assist ARES accounting as needed to obtain insurance certificates.
B. Reporting to ARES management weekly Status Meetings (prepare agenda in advance, following meeting send
updated agenda with notes regarding what we agreed to do)
C. Handle crisis by calling Management and notify tenants immediately. Following initial response, keep key
individuals apprised of progress/status with regular updates via designated contact list.

Pay: $23.93 - $28.82 per hour
