We are a multi-generational family-owned construction company that has been in business for 52 years. We are seeking a skilled Maintenance Supervisor to oversee replacement and repairs of over 2,000 rental units including multi-family, single family, and commercial properties.
**Job Summary:**
1. Project Oversight and Maintenance
-Manage major projects such as ADA compliance, roofing, siding, accidents, fire and water restoration, remediation, grading, landscape, and grounds.
- Coordinate sourcing of outside labor, obtaining quotes, and securing project approvals from management.
- Provide detailed progress reports and timelines to management on a weekly basis.
2. **Deferred Maintenance and Planning:**
- Create comprehensive reports on deferred maintenance for each property.
- Obtain quotes and present recommendations to management for approval.
3. **Contracted Labor Management:**
- Oversee all contracted services including snow removal, lawn care, groundskeeping, irrigation, pool maintenance,
and general construction.
- Obtain competitive pricing, produce detailed reports on project costs, and obtain management approval.
- Monitor contractor performance and ensure optimal curb appeal for all properties.
4. **Seasonal Maintenance Coordination:**
- Manage timelines for irrigation startup and shutdown, pool opening and closing, snow removal, lawn care, and
grounds maintenance.
- Ensure properties are maintained to uphold high curb appeal standards.
5. **Maintenance Best Practices:**
- Develop and implement best maintenance practices including replacements, turnover procedures, flooring, painting,
and general maintenance.
- Conduct performance reviews for maintenance employees, assess staffing needs, and manage equipment and vehicle
maintenance.
- Optimize maintenance procedures to enhance resident experience, minimize turnover times, and improve overall operational efficiency.
6. **Expense and Material Management:**
- Oversee expenses related to maintenance operations and material procurement.
- Collaborate with purchasing staff to procure materials in bulk at competitive prices.
- Manage offsite property inventory and ensure timely replacement of materials.
- Analyze cost-effectiveness of repairs versus replacements.
7. **Supervision and Coordination:**
- Work closely with maintenance supervisors to oversee projects, turnovers, emergency schedules, subcontracted
labor, work order assignments, and grounds maintenance.
- Address maintenance staff issues promptly and ensure effective team performance.
8. **Emergency Response:**
- Remain on-call after hours, weekends, and holidays to respond to major emergencies such as fire, flood, and water
damage.
- Provide guidance and support to resolve critical situations as they arise.**Skills:**
**Qualifications:**
- Proven experience in facilities management or related field.
- Strong project management and organizational skills.
- Excellent communication and interpersonal abilities.
- Ability to prioritize tasks and manage multiple projects simultaneously.
- Knowledge of maintenance best practices and regulatory requirements.
- Strong HVAC system management skills
- Mechanical knowledge for troubleshooting and repairs
