Assistant Project Manager Residential Construction & Multifamily

Position to be filled immediately
Primary Responsibilities:
Assist with selection and contracts with sub-contractors for residential and Multifamily Construction. Must have residential assistant project management experience.
(Small commercial projects such as small office or retail construction is useful, as well.)
Make material and supply lists along with staff. Order materials. Coordinate deliveries and storage of materials. Keep lists of in-house available materials
Assist with contacting, selection, and scheduling of subcontractors. Enter and update subcontractor schedule on project planning spreadsheets.
Assist in project material selections and purchases such as Kitchen, Bath, Fireplaces, Decks, Doors, Trim, Cabinets and Built-ins, and, other finish materials.
Manage, Document, and Keep Permanent Records of design, construction, and contract changes.
Compile monthly project expenses for bank records.
Organize, update, and keep supply of construction plans current.
Attend and coordinate meetings with Owner, Site Supervisors, Architect, Engineers, Subcontractors, and Accountant.
Keep written minutes and action items on important meetings.
Assist and Lead Project administration and record keeping.
Must be able to use basic Excel spreadsheets and Microsoft word for project documentation.
Experience with Assisting, or leading Residential Home or Multifamily Construction Project Management is needed. Experience with light commercial construction helpful but not necessary.
Other useful skills include the ability to make simple sketches/drawings to inform/communicate rough or finish work; explain a construction change , or finish details/ideas for cabinets, built ins, that sort of thing.
Sound be able to read basic plans, take simple measurements of plans.
Future Career Opportunity to grow into full Project Management, if desired by:
Managing the Bidding and construction of 10 mid to higher end residential condos, one small office/retail shop, and a small parking garage. Grow to manage, direct and supervise all phases of Bidding on smaller projects. Handle the Design review and value/cost savings on Architectural or engineering alternatives. Perhaps, even lead a small team of in-house carpenters for kitchen, bath and flooring layout and finishes Develop "build to" workmanship standards for all contracts. Can develop management and supervisory skills if desired.
About the Company:
Located in Downtown Portsmouth. A very large historic building being renovated. Pay is equal or above today rates. Monday through Friday.

Pay: $48,351.31 - $58,229.54 per year
Expected hours: 20 – 40 per week
