The Superintendant is responsible for the overall maintenance of the physical property while maintaining a high level of cleanliness and safety throughout the building. They will oversee the performance of outside contractors who are working alongside or in conjunction with the Superintendent.
Duties and Responsibilities
- Daily building walk-through to ensure safety and proper working order of all building systems
- Handle basic repairs (lighting, electrical, plumbing, HVAC, carpentry, cleaning) and oversee performance of outside contractors
- Respond to maintenance requests and complaints by tenants
- Coordinate with the Property Manager for tracking inventory and building related supply purchases
- Oversee and monitor regular maintenance of HVAC systems and perform minor repairs
- Monitor the Building Management System and report findings
- Provide access to building mechanical rooms upon request
- Respond to emergency calls relating to building maintenance
- Report all issues to the Property Manager
- Oversee the daily general custodial duties to ensure cleanliness every day
- Other maintenance duties as assigned by the Property Manager
Requirements:
- Detailed knowledge of building mechanical systems, i.e., plumbing, electrical, elevators, mechanical, boiler, fire alarm, sprinkler system, and HVAC
- Basic computer skills for communications and reports
- Certifications, licenses relevant to the property’s operation is preferred
- Minimum of 3 years’ experience maintaining an office building
- Knowledge of regulations regarding maintenance standards
