JOB DESCRIPTION
PROJECT SUPERINTENDENT
Report to: Project Executive and Project Manager
Supervises: Subcontractors, Suppliers, Vendors, and Subordinate Project Personnel.
General: The Superintendent will provide overall responsibility and authority as required
to complete assigned projects on time, under budget, to the complete satisfaction of Clients and in accordance with the project drawings, specifications and other contract documents. It is the Superintendent's responsibility to maintain the philosophies of Horizon Group International, LLC and Horizon International Group, LLC in accordance with policies and procedures.
Duties/Responsibilities:
Project Procurement:
- Assist appropriate personnel by visiting the job site and identifying potential problems and conditions, which may impact execution of the proposed project.
- Assist the Project Manager and the Director of Operations/Project Director
completion of the project estimate.
- Review project documents to assist developing subcontractors scope of work and project schedule.
- Attend project presentations as required.
- Upon receipt of signed "Notice to Proceed", review project set up with Project Manager and Director of Operations/Project Director.
- Assist in identifying project milestones and critical path tasks
Project Execution:
- Assist Project Manager and the Director of Operations/Project Director in obtaining, proposing, and initiating project documentation to include:
- Drawing distribution.
- Project contact list.
- Project schedule.
- Lead materials list.
- RFI's, RFP's and related logs.
- Building permit.
- Special inspection requirements.
- Job cost reports.
- Submittals and submittal log management.
- Plan sets disposition log.
- Project files set up.
- Job site office set up.
- Coordinate installation of telephone and fax lines.
- Set up computer and fax machines.
- Move and set up furniture.
- Coordinate and set up off-site facilities/utilities if applicable.
- Define and establish security requirements.
- Project mobilization.
- Define temporary protection requirements.
- Establish and distribute appropriate policies and procedures.
- Assess safety concerns and address specific safety issues.
- Confirm and establish project objectives.
- Locate emergency shut-off requirements.
- Establish site access and storage requirements.
- Define interim life safety requirements.
- Assist in preparing and routing RFI's and secure RFI responses.
- Manage document records upkeeping/updating.
- Responsible for ensuring red line drawings are up to date and included in as-built drawings
- Responsible for conducting weekly safety meetings and subcontractor coordination meetings
- Responsible for OSHA compliance
- Assist in updating weekly project reports.
- RFI log.
- Project schedule.
- Meeting minutes.
- Safety meeting minutes.
- Maintain daily project reports.
- Maintain project safety folder.
- Manage project housekeeping.
- Assure contractual compliance of materials and workmanship.
- Secure required inspections and approvals.
- Compliance with all requirements listed in specs, HASP and QC Plan
- Collaborate with clients field personnel and maintain a productive/positive relationships with all parties
- Collaborate with QC and safety field personnel
- Obtain Certificate of Occupancy or Compliance for project close out documentation.
- Prepare interim punch list to insure quality control.
- Prepare and assist in preparing punch list with Architect and expedite completion of punch list items.
- Assist in expediting project close out documentation.
- Archive field related job files.
Profit Accountability:
- Contribute directly to Horizon's profits by on time, under budget completion of project.
- Reduce project sales cost by nurturing repeat Clients.
- Maintain a healthy relationship with subcontractors and vendors.
- Maintain a healthy relationship with Horizon employees.
Horizon Objective Accountability:
- Direct measure of Superintendent's number of repeat Clients compared to the number of Company-wide repeat Clients.
- Follow-up interviews with Clients, Project Manager Director of Operations/Project Director, and Project Executive.
- Ability to establish and meet individual project objectives.
Computer Skills – Outlook, Microsoft Word and Excel
Your job will be tracked on a web-based platform. You must be proficient with a computer.
Job Type: Full-time
Pay: $70,000.00 - $90,000.00 per year
