Maintenance Person/Handyman
Job Summary:
Complete and perform maintenance and repair work that ensures the inside and external buildings, and common areas of the property, meet the Company's standards for appearance, safety, and overall functionality by performing maintenance-related tasks.
Job Responsibilities:
1. Assists and complete work orders generated requests for service, as well as routine upkeep on the property such as fix locks, replace windows, painting, basic carpentry, change light fixtures, basic plumbing, etc.
2. Complete "make-ready" process to prepare vacant units for leasing.
3. Cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and company's standards.
4. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
5. Demonstrates customer services skills by treating residents and others with respect, responding to work orders with efficiency and urgency.
Working Conditions:
Incumbents work both in and outside of units and buildings and in all areas of the property.
Regular travel may be required to assist other properties as needed. This position requires maintenance of two apartment complexes located in the Morganton, NC area.
Must provide own tools and have reliable transportation. Fuel Reimbursement allowance.
Incumbents must be able to work a full time work schedule. Normal work schedule is Monday - Friday 8:00 a.m thru 4:30 p.m. Pay range based upon experience. This is a permanent full-time, year-around position. Benefits include paid holidays and vacation pay, Health Reimbursement Account, Simple IRA after 90 days and fuel reimbursement.
