Looking for individual who has experience, in NYC, with commercial and/or residential buildings that involve boiler change outs with temporary boilers. This experience must include knowledge and experience with NYC building permits, must have been on site during the set up of these temporary boilers, temporary boiler piping, temporary boiler controls and have overseen the new boiler installation, with rigging, mechanical hook ups, electrical panel installation, commissioning, etc. to make these new boilers completely operational.
If you have this type of experience, please revise and dedicate your resume that specifically indicates the address of the existing commercial/residential building(s) that you worked on, the owner of the building, the value of the contracts with the temporary boiler company and installer of the new boilers, with associated MEP’s, the months/years that you worked on this project.
Boiler change out work with public agencies (New York City Housing, New York City School Construction Authority, New York City Department of Design and Construction, etc.) is a plus.
- Educational background in engineering or construction management and 10-years’ experience with. mechanical and/or steam heating systems installation. NYC Superintendent’s License is beneficial. Familiarity with eBuilder processes and operation is preferred.
Note, these responsibilities and descriptions of duties are subject to change and do not fully state what a Superintendent will be doing at this site.
1. The Superintendent shall arrive at the site, on time normally 7:00 AM to 4:00 PM (but is subject to change), Monday thru Friday. He/she may be required to work some weekends and/or overtime at a moment’s notice, subject to the workload of this project.
2. The Superintendent shall have dual reporting requirements to the site Project Manager and/or the site Assistant PM.
3. The Superintendent shall review all drawings and specifications for this project and shall fully understand the meaning of each. If the Superintendent does not understand a particular drawing and/or specification, he/she shall reach out to the site Project Manager and/or the Assistant Project Manager for clarifications.
4. The Superintendent shall attend all Project Meeting and shall take notes at all of these Project Meetings.
5. The Superintendent shall review the General Contractor’s work daily and if he/she discovers that the General Contractor’s work does not conform to the specifications and/or drawings he/she shall report these non-conformance issues directly to the Project Manager and/or Assistant Project Manger immediately via an email. The Superintendent shall not communicate non-conformance issues with the General Contactor directly without first informing the site Project Manager and/or the site Assistant Project Manger.
6. The Superintendent shall review the General Contractor’s schedule daily and report any issues that may affect the General Contractor’s schedule to the site Project Manager and/or Assistant Project Manger .
7. The Superintendent shall be fully aware of all approved submittals and must save all approved submittals, via an electronic format on his/her computer. If asked by the site Project Manager and/or Assistant Project Manger, he/she shall give copies of these approved submittals to the General Contractor and/or Special Inspector.
8. The Superintendent shall personally attend all site Special Inspections and report all findings to the Project Manager and/or Assistant Project Manger .
9. The Superintendent shall take daily progress photos of the entire project and date, nomenclature each daily progress photos and insert them into an electronic file on his/her computer. The number of daily progress photos will be determined by the Project Manager and/or the Project Engineer.
10. The Superintendent shall be required to take daily notes of the General Contractor’s progress and electronically submit these daily notes into the EPM software program. The Superintendent shall take his/her direction as to what is to be included on these daily notes from the Project Manager and/or Assistant Project Manger.
11. The Superintendent shall be required to travel to the General Contractor’s warehouse, on a monthly basis, to inspect and approve all equipment deliveries. The Superintendent shall bring with him/her a copy of the approved submittals so that he/she can verify what was delivered to the General Contractor’s warehouse was indeed the piece of equipment that was on the approved submittal.
12. The Superintendent shall be required, if asked by the Project Manager and/or Assistant Project Manger, to assist them in reviewing the General Contractor’s monthly invoices.
13. The Superintendent shall be required to learn the EPM software and be proficient in it.
14. If the Superintendent is requested to perform a certain task at the project either by the client, he/she, prior to performing this task shall inform the site Project Manager and/or Assistant Project Manger of the required task.
15. The Superintendent may be required to write progress reports from time to time, as required by the Project Manager and/or Assistant Project Manger.
16. Subject to request from either the Project Manager and/or the Assistant Project Manger, the items above may differ from day to day.
