POSITION DESCRIPTION
A Commercial Construction Project Manager drives the planning and allocation of resources, prepares and maintains budgets with scope of work, monitors progress, and provides clear communication with clients, subcontractors and construction professionals throughout the project lifecycle. The Project Manager works closely with all clients, Subcontractors, Senior Project Manager, Project Engineers, and Superintendents within projects assigned. The Project Managers performance is measured through Key Performance Indicator’s (KPI’s) to contribute to the overall success of the company.

DUTIES AND RESPONSIBILITIES
PROJECT MANAGEMENT
PROJECT SET UP
- From the turnover the PM owns the project budget and will complete buyout, and make sure Scopes of Work (SOW) are complete and thorough.
- Project budget has been vetted at the outset of the project and the PM knows and owns where the holes are in the budget and has a plan on how to cover them.
CONTRACT MANAGEMENT
- Knows the contract between BU and the Owner better than the Owner does.
- Knows each subcontract better than the Subcontractor does.
CHANGE CONTROL
- Complete control of the change order process. All final approvals go through the PM to the field, NO EXCEPTIONS.
- Any PM’s verbal approval of a change order to the Superintendent, must send the approved change order documents as soon as possible.
- Any and every change is tracked and detailed through the entire process so that all monies are identified and the “WHY” behind the money is clearly explained.
PROJECT COMMUNICATION MANAGEMENT
- Foster the relationship with the Client and is responsible for clarifying the status of the project with the Client at all times.
- Ownership of the scheduling and management of the OAC meeting. All information on the OAC agenda must be vetted and approved by the PM prior to distribution.
- All communication from the office to the field must involve the PM even if it is just an “FYI” scenario.
QUALIFICATIONS AND SKILLS
- Bachelor's degree in Construction Management, Business Administration, or related field required.
- A minimum of three (3) years of general construction project management experience required.
- Excellent English oral and written communication skills.
- Savvy Computer skills: Microsoft Suite (Outlook, Word, Excel), OST, BuildingConnected, Procore, Foundation Accounting Software
- Exceptional expertise in financial management with a strong emphasis on precise software reporting.
- Be articulate, communicative, and professional with excellent verbal and written communication skills when working with both internal and external contacts.
- In depth knowledge of penciled plans and sketches, blueprints, scope of work documents, project estimates, change orders, and keep records and to prepare work and time reports to interpret and work from instructions.
